Job Summary:
University Housing Facilities is looking for an experienced Facilities Assistant Director - Maintenance to join our Team!

This position is a key member of the Housing Facilities Leadership Team and assists in planning and providing for the facilities needs of roughly 3 million sq ft of housing and dining space within University Housing. This position provides direction for maintenance operations including preventative maintenance programs and fire/life safety systems and works collaboratively with other leadership team members to provide seamless customer service to our residents and guests. Additionally, this position works with other housing leadership to meet the needs of housing, dining and conference operations year-round. The Facilities Assistant Director - Maintenance also manages the life cycling of equipment and manages routine maintenance and repairs budgets for Housing Facilities. They are developing schedules and operational work plans for multiple units and are responsible for developing and implementation operation policies and procedures to ensure employee safety and compliance with regulations. It is essential that the person in this role has significant trades maintenance experience in skilled mechanical trades (HVAC, refrigeration, electrical, plumbing, steamfitter etc.) and experience in supervising technical staff to provide appropriate levels of support to front line supervisors.

University Housing Facilities leadership work closely together to support the needs of our resident community and to ensure an excellent work environment for our staff. As part of the Facilities leadership team, you'll lead and support area staff, provide timely communications on projects, share important updates with stakeholders, and provide your thoughts and expertise on day-to-day and long-term strategies.

Work Schedule:
  • The primary schedule for this position is Monday -Friday, 8-hour shifts between the hours of 7:00am - 5:00pm
  • On call rotation as scheduled.
  • Work schedule will be set with selected finalist at time of offer. Schedule alterations as operations and position expectations demand.


Key Job Responsibilities:
  • Develops and implements operating policies and procedures to comply with regulations, institutional policies, and unit objectives
  • Exercises supervisory authority, including hiring, transferring, suspending, promoting, managing conduct and performance, discharging, assigning, rewarding, disciplining, and/or approving hours worked of at least 2.0 full-time equivalent (FTE) employees
  • Develops and schedules operational work plans for one or more trades units
  • Monitors the unit budget and approves unit expenditures
  • Prepares reports, financial statements, and records of unit activities
  • Works collaboratively with the capital projects and trades teams to meet internal project objectives for residence halls, dining units, and apartments.

Housing Facilities is part of the Division of University Housing at the University of Wisconsin-Madison. Our team is responsible for the full spectrum of two distinct facilities operations, which include housekeeping, mechanical maintenance, infrastructure repairs and renewal, and long-term capital planning, for both undergraduate students and graduate students and their families living with us. As a student service organization, Housing Facilities advances the university's mission by delivering safe, well-maintained living and learning environments.

The Residence Halls, consisting of 30 buildings and 2 million square feet, houses approximately 8,000 undergraduate students during the academic year and welcomes more than 18,000 conference and program guests each summer. In addition to living spaces, our operations support a wide range of programs and functions, including classrooms, office spaces, dining and culinary operations, marketplace venues, meeting rooms, and event spaces.

University Apartments provides housing to an average of 2,500 residents in 1,240 apartments, serving a diverse community of graduate students, staff, and their families. The University Apartments community is located on over 80 acres of greenspace and also includes a large community center with a Housing-operated licensed early childhood education program.

While most of our front-line staff and supervisors are hired with a primary unit location to serve residents and guests, specific to their role, our facilities team is committed to remaining flexible enough to support each other and our operations as needed throughout the year.

Compensation:
The starting annual salary is $115,000 or higher based on qualifications with a competitive retirement and benefits package, including vacation, holidays, and paid time off. Benefits information can be found at (https://hr.wisc.edu/benefits/)

Required Qualifications:
  • Six (6) years of experience in building trades or facilities maintenance.
  • Three (3) years supervising technical staff within commercial, industrial, healthcare, or similar settings (mechanical, electrical, plumbing, steamfitter etc.).
  • Valid Driver's License that meets UW Risk Management Standards


Preferred Qualifications:
  • Advanced knowledge of building systems, including HVAC, plumbing, electrical, carpentry and building automation systems.
  • Experience with asset life cycle planning, UW system procurement, and preventative maintenance setup.
  • Advanced knowledge of a variety of building science concepts.
  • Degree in industrial maintenance, construction management, or related field .
  • Proficiency in computer software for tracking work schedules, inventory and purchasing.
  • Proficiency with a CMMS.
  • Experience working in a university setting.
  • Experience working in a residential setting.
  • EPA Refrigerant Handling Certification


Education:
High School Diploma Preferred minimum
