Job Summary:

The Estimator is responsible for preparing detailed and accurate cost estimates for national commercial modular buildings and the associated site development work. This role collaborates closely with the Sales and Project Management teams to develop complete scopes of work and budgets. The Estimator will manage all phases of cost estimating from conceptual budgeting to final pricing, and project change orders as assigned, ensuring coverage of all project requirements and subcontractor scopes. This position also plays a key role in post-project reviews and change management processes.

Base Salary: $85,000 - $100,000

Essential Functions:
  • Develop budget estimates and detailed cost breakdowns using SAGE estimating software.
  • Prepare estimates using RS Means data where applicable for both modular building and site development projects.
  • Review and interpret construction drawings and specifications to create material takeoffs.
  • Solicit and evaluate subcontractor proposals by verifying scope and pricing accuracy while developing and issuing bid packages to ensure complete project coverage.
  • Identify potential scope gaps, constructability issues, and cost risks during the estimating process and communicate them to the project team for mitigation planning.
  • Maintain project file and naming structure in D365 Customer Engagement estimating files
  • Participate in project hand-off meetings to ensure smooth transition of new orders to project teams.
  • Support the project management team in developing cost estimates for change orders, ensuring accurate pricing and scope alignment.
  • Assist in the prequalification of new subcontractors.
  • Maintain and update schedule of values documents for accounting coordination.
  • Learn and apply SAGE estimating software to support job cost tracking and reporting.
  • Participate in post-project reviews to analyze job cost performance and identify process improvements.
  • Support process improvement initiatives within the Estimating Department.
  • Assist with data entry and maintenance of cost libraries or historical data as needed.
  • Contribute to standardizing estimating processes and templates.
  • Conducts market research to obtain current labor rates, material pricing, and production schedules to support regional estimating efforts.
  • Leads cooperative contract pricing initiatives and manages annual contract renewals within the assigned region.
  • Prepares regional and national cost and labor estimates by developing comprehensive material, labor, and production cost projections for projects, products, and services.
  • Reviews all regional estimates completed by Estimator while collaborating closely with the Senior Estimating Manager.
  • Mentor and provide guidance to Estimator team members, supporting technical development and estimating best practices.


Required Qualifications:
  • Education: Associate, Engineering, Architecture Degree or related field preferred. Equivalent experience will be considered.
  • Experience: Minimum 6 years of experience in estimating wood-framed construction, civil work or modular projects. Experience in both building and site development estimating is required.
  • Certifications/Licenses: Valid driver's license required.
  • Skills:
    • Ability to read and interpret site development and building construction plans and specifications.
    • Advanced computer skills, including Microsoft Excel, Word, Outlook, Adobe Acrobat, and Bluebeam.
    • Proficiency with estimating software.
    • Strong written and verbal communication skills.
    • Excellent organizational and problem-solving skills.
    • Ability to manage multiple deadlines in a fast-paced environment.
    • Strong interpersonal skills and ability to work collaboratively across departments.


Preferred Qualifications:
  • Experience with modular construction projects.
  • Experience with Sage Estimating and RS Means catalogs.
  • Experience estimating and managing projects across multiple states


Working Conditions / Physical Requirements:
  • Primarily office-based with occasional travel to construction sites.
  • Standard business hours: occasional flexibility based on project demands.
  • Must be able to sit for extended periods, use a computer, and occasionally lift up to 25 pounds.
