JLL - Engineering Services Manager (P3)

Transform at JLL as an Engineering Services Manager on a prominent Fortune 500 technology client account! You will lead the hard services delivery at our clients bay area corporate campus.

Location: Redwood City, CA 94065

Work Schedule: Onsite, M-F 7:00 AM - 4:00 PM + on call expectation for emergencies

Reports to: Senior Facilities Manager

Estimated base salary range: $126,600 - $155,000

What this job involves:

The Engineering Manager leads the safe, efficient, and reliable operation of engineering systems supporting the client account. The role provides operational leadership for facility electrical, mechanical, structural, and life-safety systems; protects the value and performance of client assets; and works toward reliable, uninterrupted operations. The Manager partners with the client team, engineering staff, reliability resources, system owners, and service providers to deliver responsive service, disciplined maintenance, and sound financial stewardship.

What your day-to-day will look like:
  • Engineering operations leadership: Lead the efficient operations and maintenance of facility electrical, mechanical, structural, and life-safety systems, with a clear focus on safe and reliable service delivery.
  • Client and team point of contact: Serve as the primary engineering contact for the client team and coordinate engineering support across relevant facilities and critical environments. Partners closely with, delegates to, and mentors the Assistant Facility Manager (Hard Services).
  • Team leadership and performance: Direct engineering staff performance and productivity; contribute to selection, coaching, recognition, performance appraisals, and recommendations for personnel actions.
  • Mechanical and HVAC technical leadership: Provide technical direction for mechanical and HVAC systems, including chiller equipment, and apply practical expertise to support reliable system performance.
  • Building systems stewardship: Manage operations, maintenance, and planned improvements for life safety, mechanical, electrical, plumbing, HVAC, security, and elevator systems.
  • Preventive maintenance and CMMS: Review preventive-maintenance intervals with reliability resources and system owners; maintain, update, and improve CMMS workflows and data to strengthen operational efficiency.
  • Downtime and emergency response: Assess the operational impact of equipment downtime and develop, maintain, and exercise emergency response action plans for equipment failures.
  • Uptime and asset performance: Monitor engineering-system performance and maintenance outcomes to protect client assets, preserve intended system function, and support reliable operations.
  • Capital planning: Identify, scope, and oversee engineering capital-improvement needs in coordination with the client team and applicable stakeholders.
  • Budget management: Prepare and manage detailed engineering-operations budgets; track spending, forecast needs, and operate within approved financial and time constraints.
  • Contract compliance and quality control: Manage contractor compliance and quality-control expectations; review service performance and address gaps that affect safety, reliability, or client experience.
  • Training and capability building: Oversee technical training and support that expands the capabilities of the operations and maintenance team.
  • Safety and compliance: Promote a safe work environment by maintaining disciplined operating practices and supporting compliance with applicable site, client, and regulatory requirements.
  • Stakeholder communication: Communicate operational priorities, risks, maintenance activity, and service outcomes clearly with the client team, engineering staff, and other stakeholders.


Required Qualifications:
  • Bachelor's degree in engineering or a related discipline, or equivalent facilities experience.
  • 10 or more years of facilities engineering and operations experience.
  • Strong technical knowledge of building systems, including electrical, mechanical, HVAC, and critical-environment infrastructure as applicable to the account.
  • Business acumen, including financial planning and analysis, with the ability to manage within budget and time constraints.
  • Strong supervisory skills and the ability to coach, mentor, and train engineering personnel.
  • Excellent interpersonal, communication, negotiation, presentation, and relationship-building skills.
  • Customer-service orientation and consistent follow-through on client commitments.


Preferred qualifications:
  • Demonstrated experience leading engineering operations in a complex corporate, commercial real estate, or critical-environment setting.
  • Experience with CMMS administration, preventive-maintenance optimization, emergency response planning, and contractor quality control. Familiarity with Corrigo or similar facilities management platforms is highly desirable.
  • Mechanical and HVAC expertise, including experience with cooling towers and chiller equipment.

Estimated compensation for this position:

126,600.00 - 155,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
