Overview & Position Summary

This role provides strategic leadership over the planning, design, and execution of development activities that support the organization’s long-term land pipeline and community delivery goals. It oversees multiple teams and ensures land developmentprograms align with business priorities, financial objectives, and operational standards. The position drives collaboration acrossfunctions, builds strong partnerships with external stakeholders, and ensures development projects are executed efficiently, safely, andin compliance with regulatory requirements. It plays a key role in shaping development strategies that enable scalable growth andsustained performance.

Primary Responsibilities

  • Lead the formulation and execution of development strategies that support mid-term business objectives and division growth.
  • Oversee planning, engineering, permitting, and construction activities across multiple land development programs.
  • Guide teams in assessing project feasibility, cost projections, schedules, and risk profiles to support investment decisions.
  • Strengthen relationships with municipalities, regulatory agencies, utility providers, and other external partners to advanceproject approvals.
  • Direct cross-functional coordination to ensure seamless handoff between acquisition, development, construction, and operations.
  • Establish performance metrics, standards, and operational processes that enhance efficiency and project delivery.
  • Manage and develop multiple teams led by lower-level managers, fostering a culture of accountability, collaboration, andhigh performance.
  • Resolve complex development challenges through informed analysis, stakeholder engagement, and proactive problem-solving.
  • Represent the function in executive-level discussions and influence decisions impacting multiple divisions or business areas.

Education & Experience

Required:

  • Bachelor27s degree in engineering, real estate, construction management, land development, or related field.
  • 1012 years of relevant experience in land development, civil engineering, or large-scale community development leadership.

Preferred:

  • Equivalent total experience of approximately 1416 years in progressively responsible development or land-related leadership roles.

  • Advanced knowledge of land development processes, site design, engineering, and permitting.
  • Strong leadership capabilities with experience managing multiple teams and managers.
  • Excellent strategic planning and operational execution skills.
  • Ability to influence internal and external stakeholders, including government agencies and executive leadership.
  • Strong financial acumen, including budgeting, forecasting, and cost management.
  • Exceptional communication, negotiation, and relationship-building abilities.
  • Proven capability to navigate complex regulatory environments and development challenges.
  • High-level analytical, problem-solving, and decision-making skills.
  • Ability to manage multiple large-scale projects simultaneously.
  • Strong commitment to safety, quality, and operational excellence.

Working Conditions

Work performed in both office environments and field/construction site settings. Regular site visits required, including exposure to varying weather conditions and active construction areas. Travel required for meetings, site reviews, and coordination with regulatory and development partners.

Physical Requirements

  • Ability to sit for extended periods.
  • Ability to walk, stand, and navigate uneven terrain at construction sites.
  • Ability to lift up to 25 pounds occasionally.
  • Ability to operate computers and standard office equipment.

Compensation:

  • Base Salary: $175,000-$200,000
  • FLSA Status: Exempt
  • Bonus Type: Year-end Discretionary
