Salary: $110,000 to $135,000 annually
This role may be based in either Edmonton or Calgary. Travel between regions is required.What you'll be doing:Properties
- Oversee the daily operations and maintenance of all Goodwill facilities to uphold safety, cleanliness, and brand standards.
- Supervise and provide leadership to the Facilities Management team and outsourced third party partners, ensuring timely completion of repairs and upkeep across leased and owned properties.
- Coordinate facility inspections and implement preventative maintenance plans to minimize downtime and unexpected repairs.
- Manage vendor relationships for facility maintenance, repairs, cleaning, and other essential services.
- Ensure compliance with health, safety, environmental, and accessibility regulations in all facilities.
- Develop and monitor facility budgets, including forecasting expenses for maintenance, capital improvements, and utilities.
Property Renovations and Acquisitions
- Manage project activities for property initiatives.
- Oversee additions, leasehold improvements, new store fit-ups, significant repairs, and facility upgrades.
Lease Management
- Record and maintain accurate lease and ownership details in the property management system.
- Interpret and manage lease agreements, ensuring Goodwill fulfills all contractual obligations.
- Verify that lease documents align with the terms outlined in initial offers.
- Act as a support negotiator for Goodwill in dealings with landlords, construction firms, contractors, and legal counsel.
- Serve as the main point of contact for realtors during facility acquisitions.
- Draft, review, and manage various real estate contracts, including leases, subleases, construction, and service agreements.
- Oversee and organize all property-related documents, such as lease summaries, construction plans, contracts, and design schematics.
Vehicle Management
- Oversees Goodwill's vehicle fleet, including all aspects related to acquisition, day-to-day management, and ongoing maintenance, with the exception of vehicles assigned to Operations.
- Coordinates and monitors staff activities to ensure effective communication with third-party service providers for all required vehicle maintenance tasks.
Health and Safety
- Provide strategic leadership to ensure Goodwill has a safe environment that aligns with organization objectives, including a comprehensive Occupational Health and Safety (OHS) program that aligns with legislative requirements.
- Oversee the implementation, continuous improvement and measurement (through KPI's) of workplace health and safety policies, programs, and procedures across all facilities.
- Foster a culture of safety and accountability at all levels of the organization, promoting best practices and risk mitigation.
- Ensure compliance with all relevant health and safety legislation, regulations, and standards, including hazard identification and control measures.
- Oversee development and maintenance of emergency response plans, and ensure staff training and preparedness for health and safety incidents.
What you bring to the table:- Related post-secondary education related in Business Administration, Facility Management, Architectural Technology or Construction Technology.
- Minimum 5 years of leadership experience in the fields of Facility Management, Operations Management and/or building maintenance/repair/construction.
- PMP Certification or related Project Management accreditation.
- Certification in Property Management or Property Administration is an asset.
- 3 years' experience in negotiations of leases or similar activity.
- 5 years' experience in leading, supporting or partnering with procurement practices.
- Gold Seal Certification is a significant asset, or at the minimum:
- Expert and demonstrated understanding of Alberta Building codes along with local municipal and zoning bylaws, as well as leases management.
- Expert and demonstrated understanding of leasing agreements and regulations surrounding property management.
- Non-profit experience is a significant asset.
- Proficient in the use of software such as Microsoft Office Suite, Facilities Management ticketing systems and other industry specialized software (i.e. AutoCad).
- Knowledge of retail and warehouse environments an asset.
