We are currently seeking a Director of Property Marketing - RemoteThe Director (or Senior Director), Property Marketing will develop and lead AMC's national property marketing strategy, operating model and standards across a large and diverse portfolio of properties. The Director will translate business, client and property objectives into scalable marketing strategies that improve leasing performance, maximize marketing effectiveness and support the needs of properties across different markets, asset types and stages of performance.
This is a builder role responsible for evolving and scaling AMC's property marketing function while effectively managing current-state priorities and the day-to-day realities of a large, complex portfolio. The Director must be both strategic and hands-on - able to establish a future-state vision, build processes and capabilities, and personally dive into problems and execution when needed.
The Director will serve as a key marketing partner to Client Success, Operations, Marketing department team members and other AMC stakeholders. The role requires the ability to create consistent, scalable standards without taking a one-size-fits-all approach, adapting strategies to different clients, markets, property conditions and business objectives.
The ideal candidate is a forward-thinking marketing leader and builder with experience operating at scale, navigating complexity and creating structure in evolving organizations. Experience in third-party property management and managing large, geographically dispersed portfolios is strongly preferred.
Responsibilities include:Property Marketing Strategy & Leadership- Develop and lead AMC's national property marketing strategy, standards and operating model.
- Establish consistent marketing processes, tools, expectations and best practices across the portfolio.
- Develop scalable approaches to support properties across different markets, asset types, clients and stages of performance.
- Align property marketing strategies with property business plans, client objectives, market conditions and performance priorities.
- Provide strategic direction and leadership to the future Regional Marketing team.
- Establish priorities and allocate resources based on property performance, business needs and client objectives.
- Use market, competitive and customer insights to inform portfolio priorities, positioning and marketing strategy.
- Identify opportunities to improve the effectiveness, efficiency and scalability of property marketing.
Property Performance & Optimization- Establish property marketing performance standards and KPIs.
- Monitor portfolio-level marketing performance and identify trends, risks and opportunities.
- Partner with Client Success Directors and Performance Marketing & Martech to address underperforming assets.
- Establish frameworks for evaluating lead generation, conversion, ILS performance, paid media, cost per lease and other key marketing metrics.
- Connect marketing performance to broader property outcomes, including occupancy, leasing velocity, revenue, pricing and concessions.
- Ensure property marketing recommendations are grounded in data and measurable business outcomes.
- Develop strategies for lease-up, stabilization, occupancy challenges, renovations and other asset-specific needs.
Property Marketing Execution- Oversee the development and execution of property marketing plans and campaigns.
- Develop go-to-market strategies for new property launches, lease-ups, repositionings, renovations and other significant property initiatives.c
- Ensure properties have the appropriate marketing materials, digital assets, listings, photography and promotional resources.
- Oversee marketing support for new property launches, acquisitions, dispositions, rebrands and major property initiatives.
- Ensure property specials, promotions and other critical marketing information are accurately reflected across relevant channels.
Team Leadership & Development- Lead, develop and coach future Regional Marketing Managers and other team members.
- Establish clear roles, responsibilities, performance expectations and workflows.
- Build a culture of accountability, proactive problem-solving and data-driven decision making.
- Develop training, resources and best practices to strengthen property marketing capabilities across the organization.
- Identify future staffing and organizational needs as the portfolio and business evolve.
Client & Cross-Functional Partnership- Partner with Dedicated Client Success Directors to translate client objectives into effective property marketing strategies
- Bring marketing insights and recommendations into property-level business discussions and decisions.
- Establish clear boundaries between client strategy, property marketing execution and specialized marketing functions.
- Collaborate with Digital Experience & Brand, Performance Marketing & Martech and Corporate & Growth Marketing to ensure integrated execution.
- Partner with Operations and site teams to ensure marketing strategies are practical and effectively implemented.
- Support strategic client presentations and business reviews when property marketing expertise is required.
Vendors, Technology & Budget- Establish standards for property marketing vendors, tools and services.
- Partner with Client Success Directors and Performance Marketing & Martech to evaluate marketing technology and vendor opportunities.
- Identify opportunities for portfolio-wide efficiencies, preferred pricing and vendor consolidation.
- Allocate marketing investment across the portfolio based on business need, market opportunity, property performance and expected return.
- Develop and manage the property marketing budget and contribute to annual marketing planning and forecasting.
- Ensure marketing investments are aligned with property performance and business objectives.
Reporting & Governance- Establish regular property marketing reporting and performance reviews.
- Develop portfolio-level insights and recommendations for Marketing and Operations leadership.
- Ensure property marketing initiatives, processes and standards are documented and consistently followed.
- Establish governance around property marketing requests, prioritization and escalation.
- Continuously evaluate the property marketing model and identify opportunities for improvement
Requirements:- 8-12+ years of progressive marketing experience, with significant experience leading property, portfolio or distributed marketing programs at scale.
- Demonstrated experience managing marketing across a large, geographically dispersed portfolio, multi-location organization or similarly complex operating environment.
- Experience building and scaling marketing programs, processes, teams and operating models, particularly within growing or evolving organizations.
- Third-party property management or experience managing multiple clients, ownership groups or business units strongly preferred.
- Strong understanding of multifamily marketing, lead generation, leasing and occupancy performance, digital marketing and property-level marketing.
- Demonstrated ability to translate business and performance data into marketing strategy, priorities and measurable action.
- Experience balancing standardized, scalable marketing practices with the unique needs of different clients, markets and properties.
- Demonstrated experience leading, developing and scaling high-performing marketing teams.
- Experience managing budgets, vendors, agencies and marketing technology across a large portfolio.
- Strategic and forward-thinking, with the ability to build for the future while effectively managing current-state priorities and operational demands.
- Hands-on and solutions-oriented, with a willingness to personally dive into problems, develop solutions and execute when needed.
- Strong client orientation with the ability to build trusted relationships and adapt strategies to different client objectives and expectations.
- Excellent communication, presentation and relationship-building skills, with the ability to influence executives, clients, operations teams and onsite personnel.
- Highly organized and comfortable creating structure, processes and accountability in a complex and evolving environment.
- Multifamily or real estate experience preferred; strong experience in other large, multi-location, consumer-driven or service-oriented organizations may also be relevant.
Additional Information:Compensation: Full-Time $105,000.00 to $170,000.00 annually
