Director of Portfolio (Full-Time/Exempt)

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Portfolio Strategy & Oversight
  • Mission-driven leader with a strong understanding of portfolio, asset, and facilities management.
  • Leads and manages IBA's portfolio of residential, commercial, and organizational assets.
  • Develops and executes a comprehensive portfolio strategy aligned with organizational goals and mission priorities.
  • Integrates facility planning with programmatic and operational needs across departments.
  • Identifies opportunities to maximize asset value, utilization, operational efficiencies, and community impact.
Property & Asset Management
  • Oversees the performance of all physical assets to ensure they are safe, compliant, and maintained to the highest standards.
  • Directs property management partnerships and fosters effective communication across stakeholders.
  • Serves as the primary point of contact for portfolio-wide operational matters.
  • Ensures high-quality environments for residents, staff, program participants, and visitors.
  • Monitors asset performance and implements strategies to enhance operational effectiveness.
Program Facility Stewardship
  • Ensures program facilities meet all licensing, safety, and operational requirements.
  • Collaborates with senior leadership to align facility operations with program quality objectives.
  • Maintains safe, accessible, and compliant environments for all residents and program participants.
  • Works closely with Property Management, Finance, Operations, and Program teams to support organizational goals.
  • Supports program delivery by ensuring physical spaces effectively meet organizational needs.
  • Participates in organizational planning and community engagement initiatives.
Real Estate Development & Project Management
  • Leads portfolio-wide capital planning and long-term capital improvement initiatives.
  • Oversees construction, renovation, and development projects from planning through completion.
  • Collaborates with architects, contractors, consultants, and project stakeholders to ensure successful project execution.
  • Ensures projects are completed on schedule, within budget, and aligned with organizational priorities.
  • Provides strategic oversight and direction regarding project implementation and risk management.
Financial Oversight & Operations
  • Develops, monitors, and analyzes portfolio-wide budgets and financial performance.
  • Oversees revenue and expense management across properties and facilities.
  • Provides regular reporting, recommendations, and analysis to senior leadership.
  • Ensures financial sustainability and efficiency across all assets and operations.
  • Identifies and implements opportunities to improve operational performance and resource allocation.
Facilities Operations & Compliance
  • Ensures all building systems, including HVAC, fire safety, elevators, security systems, and emergency preparedness measures, are fully operational and compliant.
  • Oversees maintenance operations and vendor relationships.
  • Maintains compliance with all local, state, and federal regulations.
  • Ensures public safety systems, security infrastructure, and emergency response readiness are consistently maintained.
  • Promotes a culture of accountability, safety, and operational excellence.
Leadership & Organizational Engagement
  • Collaborates with executive leadership to support organizational growth and strategic priorities.
  • Represents IBA in meetings with contractors, consultants, vendors, community partners, and external stakeholders.
  • Participates fully in organizational initiatives, planning efforts, and community events.
  • Promotes collaboration and communication across departments to ensure mission achievement.
  • Performs additional duties and special projects as assigned.
SKILLS / QUALIFICATIONS
  • Bachelor's degree in Real Estate, Finance, Urban Planning, Facilities Management, or a related field preferred.
  • Five to seven years of progressive experience in portfolio management, real estate, asset management, facilities management, or related leadership positions.
  • Experience overseeing multi-use portfolios, including residential, commercial, and community-based assets.
  • Strong financial management skills, including budgeting, forecasting, and operational analysis.
  • Knowledge of real estate operations, leasing regulations, building systems, and compliance requirements.
  • Experience managing capital projects and working collaboratively with contractors, consultants, and development teams.
  • Excellent leadership, communication, organizational, and problem-solving skills.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
  • Strong attention to detail and commitment to operational excellence.
  • Bilingual English/Spanish preferred.
  • Proficiency in Microsoft Office Suite and facilities, property management, or project management software.
COMPENSATION AND BENEFITS

IBA is proud to offer a competitive salary commensurate with experience and a robust benefit plan that includes an 80/20 premium cost share for comprehensive health, dental and vision insurance; a generous HRA provided by the company ($10,000 or $20,000 based on single and family coverage) and other built-in supports that significantly reduce or eliminate out-of-pocket medical expenses.
