POSITION OVERVIEW:

The position is responsible for all environmental services and facility maintenance of casino and hotel buildings and grounds, project management for property construction and expansion developments.

The position is responsible for preparing and ensuring adherence to the department's budget, including the calculation of costs and estimated completion dates for current and future projects. This position develops, implements, and ensures processes and procedures are in compliance with Tribal, State and Federal laws, rules and regulations and safeguards end-user confidential information.

This position ensures the confidentiality, security and accuracy of guest's and team member's records and promotes positive guest and team member relations. Strong written and verbal communication skills are required and outstanding guest service to fellow team members, guests, vendors, etc. is expected. Regular attendance is required, and on occasion, later hours or weekend times including holidays may be required with project deadlines. A neat well-groomed professional appearance is essential at all times.

SUPERVISORY RESPONSIBILITY:

This position directly supervises a team of facilities professionals, including

maintenance and Environmental Services (EVS)/Clean Team.

ESSENTIAL FUNCTIONS:

The essential functions of the Director of Facilities position includes but is not limited to:
• Overall managerial responsibility for the departments in which s/he supervises.
• Assures that all LECH policies and procedures including Facilities/Engineering Department Policies and Procedures are followed.
• Maintains the electrical and mechanical operation of the property both interior & exterior.
• Oversees and manages facility upgrades, changes, and expansions/renovations.
• Maintains and develops positive working relationships with vendors and other parties Ensures that quality services and controls conform to established standards.
• Responsible for the development, compliance, and accountability for departmental budgets. Develops and manages CAPX.
• Ensures compliance with organizational Tribal/OSHA requirements, including but not limited to all Tribal, Federal, State and Gaming regulations for which the property adheres to. Familiar with and ensures compliance, particularly as they pertain to the building, building codes end employment practices. Maintains and/or enhances knowledge.
• Oversees the administration and control of Preventive Maintenance (PM) program.
• Ensures that the entire Facilities/Engineering Department completely understands the operation of the Fire/Life safety System; trains as needed.
• Planning and organization of facilities and equipment; Oversees and maintains inventory of all tools, materials, and equipment.
• Maintains and ensures departmental systems including but not limited to work order tracking (HOTSOS), etc. are able to meet the needs of the property and dept. Partners with IT to ensure system maintenance, upgrades, and enhancements.
• The hiring, coaching and development & discipline of Facilities/EVS team members within the Facilities/EVS department, provides ongoing recognition and motivation for team members. Responsible for the safety

of guests and team members, including ensuring the proper training and certification(s).
• Assists in the establishment, implementation, and administration of energy management programs. Ensures a "best practice" approach.
• Ensures effective communication between the Facilities Director, manager and all other supervisors of the department and property; maintains good working relations with contractors/vendors who contracts and/or furnishes immediate 24-hour emergency service and/or long-term services to the property.
• Mentor department team members and spearhead the departments' succession plan with a primary focus on Chehalis Tribal Members.
• Exemplifies the Casino's "Soaring Service Program," Mission and Vision Statements and Core Values.
• Performs other assignments as assigned.

EDUCATIONAL REQUIREMENTS:

A Bachelor's Degree in Business, Engineering or a related field required, and/or a combination of equivalent education and experience will be considered (see below). Five + years in a comparable leadership position is required.

SKILL, KNOWLEDGE, AND EXPERIENCE REQUIREMENTS:

A Bachelor's degree with five (5) years of experience with a minimum of three to five years in a key leadership position. An associate degree must have at least seven (7) years' experience with minimum of Five (5) years in a leadership position. Without a degree, must have at least eight (8) years of experience with a minimum of five (5) years in a leadership position. Must have experience in all aspects of building maintenance, including sewage treatment/wastewater treatment, plumbing, electrical, carpentry, HVAC, OSHA, building inspection, design, build, cost management, budgeting, and administrative abilities. Must be able to interpret and decipher blueprints, plus have prior knowledge and experience in project planning, management, and administration. Must have proven successful construction project management experience.

Certifications: OSHA 30-Hour General Industry or Construction certification is required within 90 days of employment. Certified Facility Manager (CFM) or Facility Management Professional (FMP) is preferred. (Note: Trade-specific operational licenses-such as EPA Region 10 Restricted Use Pesticide certifications or Commercial Driver's Licenses-are required for operational team members carrying out those specific duties, not this executive role).

Must possess exceptional mathematical, analytical skills and functional computer skills with Windows platforms. Requires proficiency with business English and etiquette, including grammar, spelling, punctuation, vocabulary, and the ability to write business correspondence, prepare/present reports and meet deadlines. Must

be an innovative, creative self-starter with the ability to multi-task, adapt to change easily and work individually or as part of a team. Working knowledge of work order tracking software (i.e., HOTSOS)

Must be at least 21 years of age; can obtain and retain a Washington State Class III Gaming License; successfully pass a pre-employment drug screening; and have and maintain a driving record that at least meets the minimum requirements established by the Casino's vehicle insurance provider to be considered for this position classification.

This person may regularly lift and/or move up to 75+ pounds. Specific vision abilities required by this position include close vision, distance vision, depth perception, and ability to adjust to focus.

PROPERTY REQUIREMENTS:

In support of LECH's Pride in Property values, this position is a key leadership position to ensure the proper cleaning and maintenance of the property but also calls upon the team member to actively assist with the daily cleaning of public and team member spaces, ensuring all team members' spaces are properly cleaned (to property standards) and sanitized and that best practices are implemented to ensure a safe and healthy workplace for all.

ENVIRONMENT:

The environment characteristics described here are representative of those a team member may encounter while performing the essential functions of the position.

Primarily indoors and may be exposed to heavy smoke and fluctuations in temperature while in and around the Casino and/or Hotel. May also, from time-to-time be exposed to noise from slot machines, customers, music, and public announcement system, as is common in a Casino and/or Hotel environment.
