Full Job Description
As the Director of Building Operations, you will manage Capital and Major Repair Projects within budgeted financial goals for some of our newest and most complex communities in our Southern California portfolio. You will be accountable for the physical aspects of various types of properties, like high-rise and mid-rise apartment communities, as well as oversee the activities of vendors, suppliers, and contractors on major capital projects, renovations, and emergency repairs. Act as direct support for the assigned region's maintenance personnel and an essential management leadership team member. ESSENTIAL FUNCTIONS: • Coordinate operations for significant repairs and capital improvements, which include the following: • Formulate project scopes for individual property improvements. • Submit requests for Proposals to selected contractors. Review and approve bid proposals; prepare and reward contracts under project budgets and specifications. • Meet with contractors and on-site personnel to troubleshoot problems, approve and implement changes, and assure adherence to contractual agreements. • Monitor works in progress, walk, and prepare punch list. • Assist on-site personnel with major repairs, technical questions, and product evaluation. • Assist in developing training agendas and material for service personnel in the region. Organize classes utilizing outside sources and vendors as time permits. • Work in partnership with Area Vice-President or Regional Manager in the budget preparation process, R&M and capital improvements, property inspections/audits, physical and mechanical property issues, and property R&M expense accountability. • Conduct physical inspections of assets, including exterior conditions, amenities, quality of service, and preventative maintenance programs. • Assist in due diligence of potential acquisitions. Manage capital projects associated with acquisition capital after purchase. • Recruit/Interview prospective Service Managers to establish candidates' technical and mechanical qualifications. • Assist the Purchasing Department in developing pricing discounts from local/regional vendors. Monitor and analyze national and regional discounting programs. • Interact with construction teams on service issues, product quality, and construction matters. • Assist in the roll-out and implementation of national maintenance programs, i.e., purchasing, work order system, preventative maintenance, etc. • Travel required: Up to 25% travel. The employee must have a reliable vehicle for local transportation and be willing to travel for meetings and company events. WORKING KNOWLEDGE OF HIGH-RISE / MID-RISE AUTOMATED AND MECHANICAL SYSTEMS TO INCLUDE, BUT NOT LIMITED TO: Controlled access systems, parking garage access gates, key control systems, Boilers, heaters, pumps, valves, and lines used in the distribution of steam, heated or processed water. Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, and float valves, together with all refrigerant lines and devices used to control temperature. All natural and manufactured gas distribution lines, including all valves and control devices. Water piping and pumps used in conjunction with water distribution. All electrical motors and engines used for power pumps, compressors, and fans. Operate, maintain, and repair sanitary sewer systems, including sump pumps, lift stations, and stormwater basins. Requirements: 10+ years related experience and training, including seven years plus in a High Rise/ Mid Rise Building Engineer or Supervision or equivalent combination of education and experience. Working knowledge of Microsoft Word, Excel, and Outlook.
