Holladay Ventures is looking for a design-driven Project Manager to join our in-house Design & Construction Department. Reporting to the Director of Design & Construction, you'll carry projects from schematic design through construction documents - managing architects, engineers, and general contractors while steering entitlements, permitting, and closing. You'll read plans and specs critically, catching design, code, and constructability issues early, and develop budgets with a strong eye toward accessibility, life-safety, and long-term building performance. You bring an asset management mindset, ensuring what we build is durable and easy for property managers to operate for decades.

Responsibilities
- Creative problem-solving: Find practical solutions that reconcile design intent, cost, and schedule as projects move through design and construction.
- Architect and General Contractor RFPs: Prepare and run architect and General Contractor RFP packages and help move qualified general contractors into preconstruction.
- Entitlements & permitting: Carry projects through the full entitlement and permitting process: preparing exhibits, working with land use counsel and external consultants, presenting to jurisdictions and review boards, and securing zoning, grading, building, and METRO permits as deals move from approval into delivery.
- Design team management: Manage and coordinate external architects, engineers, general contractors and 3rd party consultants through schematic design, design development, and construction administration.
- Forward Thinking: Continuedly think about our residence's experience, asset management needs and new emerging technologies.
- Project Budgets: Experience helping develop project budgets and holding delivery to the collaborative, agreed-upon proforma.
- Drawing review and redline: Critically review and redline architectural, MEP, and structural drawings for design intent, constructability, code compliance, and cost discipline. Push back when something is not right.
- Community engagement: Attend community meetings alongside the development team during the presentation of design concepts.
- Owner's representative in the field: Support our Senior Construction Project Manager with site visits, RFI response, submittal review, and field coordination during construction.
- Project controls support: Support preconstruction budget tracking, schedule management, and consultant invoice review.
- Cross-functional collaboration: Work with the development and finance team on project requirements, closing milestones, and funding partner deliverables. Work with our Asset Management team with design guidelines and project delivery.
- Design standards & guidance: Maintain and further develop Holladay's design standards and provide design and market guidance across active projects, so quality and consistency hold as we scale.
- AI: We are an AI-centric development company. Leverage Claude Cowork to enhance solutions, general research, and presentations.
Qualifications
- Degree in Architecture (B.Arch or M.Arch) or related building sciences.
- 7 to 10 years of experience in multifamily design with significant work in affordable (LIHTC) and/or market-rate housing.
- Proficiency with Revit, AutoCAD, or similar tools.
- Working knowledge of building science, construction documents, and new technologies.
- Ability to manage time across multiple active projects and design teams.
- Prior experience working for real estate developers as a client is a strong plus, not a requirement.
- Familiarity with affordable housing typologies is a bonus.
- Strong communicator who can translate design intent to contractors, consultants, and development stakeholders.
- Nashville-based strongly preferred; willing to relocate someone considered the right candidate
