Position Summary

The Corporate Maintenance Manager is responsible for developing, implementing, and leading the organization's maintenance strategy across all company facilities. This position ensures the reliability, safety, and efficiency of facility infrastructure, production equipment, utilities, and support systems while driving continuous improvement initiatives and controlling maintenance-related costs.

The Corporate Maintenance Manager provides leadership and direction to facility maintenance teams, establishes maintenance standards and best practices, assists in capital improvement projects, and ensures compliance with all safety, environmental, and regulatory requirements.

This role serves as the primary maintenance leader for the organization and partners closely with Operations, Engineering, Environmental Health & Safety (EHS), Quality, and Executive Leadership to support operational excellence and business objectives.

Essential Duties and Responsibilities

Leadership & Team Development
• Provide leadership, coaching, and direction to maintenance managers, supervisors, and technicians across all company locations.
• Establish performance expectations and accountability measures for maintenance personnel.
• Develop workforce planning strategies, including staffing, succession planning, and employee development.
• Promote a culture of safety, professionalism, teamwork, and continuous improvement.
• Conduct performance evaluations and identify training opportunities for maintenance personnel.

Maintenance Strategy & Reliability
• Develop and implement corporate maintenance standards, procedures, and best practices.
• Lead preventive, predictive, and reliability-centered maintenance programs.
• Establish and monitor maintenance Key Performance Indicators (KPIs), including:

o PM Compliance

o Equipment Uptime

o Major Equipment Downtime

o Work Order/PM Completion Rates
• Standardize maintenance processes across all facilities.
• Ensure proper utilization and continuous improvement of the CMMS system. (Limble)

Asset & Facility Management
• Oversee maintenance and reliability of all production equipment, facility systems, utilities, and infrastructure.
• Develop long-term asset management and replacement strategies.
• Evaluate equipment performance and recommend upgrades or replacements.
• Coordinate major repairs, shutdowns, and facility improvement projects.
• Ensure facilities remain in compliance with applicable building, fire, environmental, and safety regulations.
• Monitor maintenance expenditures and identify cost-saving opportunities.
• Review and approve maintenance-related purchases and capital expenditures.
• Support ROI evaluations for equipment upgrades and capital projects.
• Manage inventory levels

Vendor & Contractor Management
• Establish and maintain relationships with vendors, contractors, and service providers.
• Negotiate service agreements and maintenance contracts.
• Evaluate vendor performance to ensure quality, responsiveness, and cost-effectiveness.
• Coordinate contractor activities to ensure compliance with company safety standards.

Capital Projects & Continuous Improvement
• Lead maintenance-related capital projects from planning through implementation.
• Support facility expansions, equipment installations, and process improvements.
• Identify opportunities to improve equipment reliability, efficiency, and productivity.
• Utilize Lean Manufacturing and Continuous Improvement principles to reduce downtime and maintenance costs.

Qualifications

Education
• Bachelor's Degree in Engineering, Industrial Technology, Facilities Management, Business Management, or related field preferred.
• Equivalent combination of education and relevant experience may be considered.

Experience
• Minimum 7-10 years of progressive maintenance leadership experience in a manufacturing or industrial environment.
• Minimum 3-5 years managing multiple facilities or maintenance departments preferred.
• Experience with CMMS platforms, maintenance planning, and reliability programs.
• Strong knowledge of industrial electrical, mechanical, hydraulic, pneumatic, HVAC, utility, and facility systems.

• Ability to wear required personal protective equipment (PPE), including respirators when necessary.
• Ability to work in manufacturing, warehouse, and outdoor environments.

Reports To: Director of EHS & Facilities.

The Corporate Maintenance Manager will be evaluated on:

Primary Facility

This position will be based out of the Foundation Court Facility, which serves as the primary facility and corporate headquarters. All other facilities, including the Indianapolis Facility, South Bend Facility, Niles Facility #1, and Niles Facility #2, will be supported through regular site visits and ongoing operational oversight.

TRAVEL

This position will require travel to our local facilities & occasional overnight travel to our Indianapolis facility.
