Position Overview
We are seeking a highly skilled Construction Scheduler to support the planning, execution, and successful delivery of complex capital projects. The Scheduler will be responsible for creating, maintaining, and analyzing project schedules throughout all phases of construction, ensuring alignment with project objectives, contractual commitments, and key milestone requirements.

This individual will work closely with project leadership, field teams, design professionals, subcontractors, and clients to develop realistic project timelines, identify schedule risks, and implement solutions that support successful project outcomes.

The ideal candidate has experience working on technically demanding projects, including healthcare facilities, semiconductor laboratories, manufacturing environments, and other specialized construction projects.

Key Competencies

Scheduling and Planning Expertise

  • Comprehensive understanding of CPM scheduling principles and construction sequencing.
  • Ability to develop detailed baseline schedules and monitor project performance throughout the project lifecycle using Primavera P6 and Microsoft Projects.
  • Experience coordinating multiple project activities, procurement requirements, and stakeholder deliverables.

Risk Assessment and Forecasting

  • Ability to recognize schedule constraints and potential impacts to project milestones.
  • Skilled in evaluating project progress and developing recovery strategies when required.
  • Knowledge of schedule analysis techniques, including critical path evaluations and delay assessments.

Technical Knowledge

  • Familiarity with building systems, construction methodologies, commissioning activities, and turnover processes.
  • Understanding of complex facility requirements, including healthcare, research, advanced manufacturing, and regulated environments.

Communication and Collaboration

  • Strong interpersonal skills with the ability to work effectively across diverse project teams.
  • Capable of presenting schedule data in a clear and concise manner to both technical and non-technical audiences.
  • Effective facilitator of project planning and schedule review sessions.

Essential Responsibilities

Schedule Development and Management

  • Create and maintain detailed project schedules from preconstruction through project closeout.
  • Establish project logic, activity durations, milestones, and resource considerations.
  • Integrate procurement, design, permitting, fabrication, and construction activities into comprehensive project schedules.
  • Regularly update schedules to reflect project progress and changing conditions.
  • Track performance against baseline schedules and identify deviations requiring corrective action.
  • Produce forecasting reports and schedule metrics to support project decision-making.

Project Controls and Analysis

  • Conduct schedule reviews and perform critical path analyses.
  • Evaluate schedule impacts associated with scope changes, unforeseen conditions, and project delays.
  • Prepare schedule narratives, recovery plans, and time impact analyses as needed.
  • Support claims avoidance through accurate schedule documentation and recordkeeping.

Team Coordination

  • Collaborate with Project Managers, Superintendents, Engineers, Designers, Owners, and Trade Partners to establish achievable project timelines.
  • Facilitate planning meetings and schedule workshops with project stakeholders.
  • Provide schedule guidance and recommendations to project leadership teams.

Financial and Operational Support

  • Assist project leadership with monthly reporting and progress evaluations.
  • Support the verification of work-in-place and progress-based payment applications.
  • Contribute to forecasting efforts by evaluating schedule performance and completion projections.

Project Completion Activities

  • Monitor key turnover milestones, commissioning activities, and closeout requirements.
  • Assist in tracking punch list completion and final acceptance activities.

Education

  • Bachelor's degree in Construction Management, Engineering, Architecture, Project Controls, or a related discipline preferred.
  • Equivalent industry experience may be considered in lieu of a degree.

Experience

  • Three or more years of experience performing scheduling or project controls functions within the construction industry.
  • Experience supporting large-scale commercial, laboratory, industrial, advanced technology, or life sciences projects is highly desirable.
  • Demonstrated experience managing schedules through all phases of project execution.

Software Proficiency

  • Advanced knowledge of Primavera P6 required.
  • Experience with Oracle Primavera P6, Microsoft Project, or comparable scheduling software preferred.

Professional Skills

  • Strong analytical and problem-solving capabilities.
  • Ability to manage multiple priorities in a deadline-driven environment.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Construction Scheduler position is $105,000 annually and the maximum salary for the Construction Scheduler position is $145,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
