Your Impact

The Construction Manager, Retail Facilities leads the field execution of a portfolio of asset renewal and building improvement work across occupied big-box retail locations. The role translates identified facility needs into executable project plans and guides projects such as interior and exterior painting, HVAC replacements, parking lot repaving, flooring repairs, roofing, lighting, and building-envelope work from initial assessment through turnover. This individual contributor serves as the central project contact for store leaders, technical partners, and third-party service providers. The role applies construction expertise, sound judgment, and disciplined project controls to protect building assets, maintain Lowe's physical brand, and support safe, uninterrupted store operations.

What You Will Do
  • Converts facility condition data, field observations, and business priorities into clearly defined project objectives, work packages, milestone plans, and site execution requirements.
  • Performs site assessments and validates existing conditions to identify constructability concerns, access limitations, utility impacts, operational dependencies, and project risks before work begins.
  • Prepares detailed scopes of work and technical requirements for building systems and finishes, including HVAC, paving, flooring, painting, roofing, lighting, exterior envelope, and related asset-renewal work.
  • Reviews contractor proposals, bid submissions, estimates, exclusions, assumptions, alternates, and schedules for completeness, scope alignment, feasibility, and cost reasonableness.
  • Develops side-by-side bid analyses, identifies material differences among proposals, and provides recommendations to sourcing partners, budget owners, and authorized approvers without independently approving awards or expenditures.
  • Leads preconstruction coordination with Sourcing, Procurement, Real Estate Property Management, design professionals, Store Operations, contractors, and service providers after required business approvals are obtained.
  • Establishes baseline project schedules, tracks critical milestones and recovery actions, and challenges contractors to address emerging delays before they affect store commitments.
  • Provides project-level forecasting, commitment, invoice, and variance tracking for assigned work within a broader capital and expense program.
  • Identifies potential cost exposure, forecast changes, and funding concerns and escalates decisions that exceed the role's established authority to budget owners and authorized approvers.
  • Evaluates requests for information, substitutions, unforeseen field conditions, and proposed changes; documents the cost, schedule, technical, and operational impacts and routes items requiring approval to the appropriate decision-maker.
  • Provides field oversight through site visits, progress meetings, photo documentation, and verification of completed work against the authorized scope, applicable standards, construction documents, and contract requirements.
  • Coordinates shutdowns, phasing, temporary conditions, inspections, testing, commissioning, and turnover activities with store leadership to limit disruption to customers, associates, merchandise, and daily operations.
  • Tracks contractor responsiveness, workmanship, schedule performance, closeout quality, and warranty obligations and communicates recurring performance concerns to vendor-management and sourcing partners.
  • Maintains a complete and audit-ready project record, including estimates, proposals, meeting notes, decisions, site reports, schedules, financial tracking, change documentation, punch lists, warranties, and final acceptance materials.
  • Produces concise portfolio reporting that explains overall project health, upcoming milestones, forecast changes, contractor performance, open decisions, and risks requiring leadership attention.
  • Conducts post-project reviews and recommends updates to scopes, specifications, sequencing practices, asset standards, and vendor expectations to improve consistency, service life, and total project value.

Minimum Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, Building Science, Facilities Management, or a related field, or an equivalent combination of education and relevant experience. or equivalent years of experience in lieu of education requirement, if applicable
  • 8+ years of experience delivering construction, capital improvement, asset-renewal, or major repair projects for multi-site retail, commercial, or similarly complex occupied facilities.
  • 5+ years of experience coordinating multiple concurrent projects involving mechanical systems, exterior or site work, and interior building finishes.
  • Experience developing scopes of work and reviewing contractor proposals, estimates, bid qualifications, exclusions, schedules, and supporting documentation.
  • Experience tracking project forecasts, commitments, invoices, variances, and change activity without relying on final financial or contract approval authority.
  • Experience administering construction documentation from planning and preconstruction through field execution, turnover, warranty, and final closeout.
  • Working knowledge of construction drawings, specifications, building systems, applicable codes, site safety practices, and contractor means and methods.
  • Demonstrated ability to influence contractors, consultants, store leaders, and cross-functional partners; make fact-based recommendations; and appropriately escalate decisions.
  • Ability to deliver results independently in a matrixed environment without formal people-management authority.
  • Ability to travel to project sites based on business and project needs.

Preferred Skills/Education
  • Experience supporting big-box retail stores or other high-volume, customer-facing facilities that remain operational during construction.
  • Experience delivering HVAC replacement, parking lot repair or repaving, flooring, painting, roofing, lighting, or building-envelope programs.
  • Experience coordinating phased or overnight construction work within active retail locations.
  • Experience using project-management, construction-documentation, facilities-management, sourcing, or financial-tracking systems.
  • Experience evaluating contractor performance and supporting enterprise vendor-management or sourcing programs.
  • Project Management Professional, Certified Construction Manager, Facilities Management Professional, or comparable professional credential.
