We Have the Job for You!The Construction and Renovations Assistant Project Manager, working under the supervision of the Director of Construction and Renovation, assists with the coordination and management of projects for the Division of Student Affairs and Academic Support, including overall monitoring of contract administration and the planning, design, bidding, construction, and close out phases of project performance. When assigned, acts as the Division's client representative.Primary Duties Include:- Provide oversight, consultation, and support for SAAS construction and renovation projects.
- Work collaboratively with interior design team, ensuring alignment with project timelines and supporting seamless integration of design requirements into construction workflows.
- Manage projects through complete project cycle (predesign meetings, site investigation, schematic design, construction documents, construction administration). Field questions related to assigned projects.
- Communicate and disseminate project information; provide guidance and training on design and construction administrative processes.
- Research and advise on planning, design, and construction best practices.
- Delivers guidance, training, and consultation on South Carolina state design and construction procurement standards.
- Meet with and effectively communicate with SAAS construction and renovation clients in a positive manner, develop design criteria and offers design solutions to meet their renovation needs, while adhering to code requirements.

Knowledge/Skills/Abilities - Understanding of architectural principles and practices, engineering, facility construction, and facilities maintenance.
- Familiarity with agency missions, programs, objectives, organizational structures, government processes, management principles, and personnel responsible for managing the work.
- Skilled in interpreting and applying rules and regulations, managing and prioritizing complex workloads within short timeframes, providing guidance to colleagues, and making informed decisions with limited information.
- Proficient in preparing reports and presentations, interpreting plans, resolving problems, communicating outcomes, using technology, and applying sound decision-making practices.
- Understanding of codes, laws, rules, and regulations governing the construction and modification of facilities.
- Proficiency in effective project management principles and practices.
- Familiarity with contractual responsibilities, processes, and procedures governed by AIA contractual agreements (Series A, B, and C).
- Experience overseeing the work of subordinate engineers, architects, and other design professionals.
- Skilled in establishing positive working relationships with customers, supervisors, subordinates, associates, design and construction consultants, government professionals, and public and private sector organizations and individuals.
- Strong oral and written communication skills with experience interacting effectively with personnel at various levels.
- Proficient in preparing, reviewing, and revising plans and specifications.
- Skilled in building effective teams and engaging stakeholders.
- Designated as essential personnel during inclement/hazardous weather and other emergencies.

- Manage projects through complete project cycle (predesign meetings, site investigation, schematic design, construction documents, construction administration). Field questions related to assigned projects.
- Effectively work with Construction Services team members to resolve construction issues as they arise.
- Verify construction compliance with construction documents through site visits.
- Develop punch lists and verify items are completed and record through written communication and photographs.
- Documents change (Requests for Information, Change Directives, etc.) and verifies schedule and cost impacts as required.

- Researches and advises on planning, design, and construction best practices
- Delivers guidance, training, and consultation on South Carolina state design and construction procurement standards
- Assists in developing and distributing standard operating procedures
- Coordinates audit and records processes with designated staff and informs team members of required protocols
- Serve as the point person for new-project setup and all contract Project Managers, including requisition creation, purchase order initiation, and invoice tracking.

Job Duty Maintain knowledge of and implements University and industry requirements, procedures, and standards including but not limited to state procurement law, Office of State Engineer, DHEC, City of Columbia, State Fire Marshall, Erosion & Sediment Control, Flood Plain and Zoning, LEED certification, historic preservation, any other applicable codes, and the University's master plan by reading, researching, reviewing, attending conferences, training, and meeting with internal and external personnel.

Job Duty Research and support resolution of division project issues with internal and external clients, professional consultants, regulatory agencies, University administration, Facilities management departments and personnel, coworkers by developing and maintaining effective interpersonal relationships, meeting with concerned parties, negotiating expenditures, mediating user expectations, refining project scope, and conducting site visits.
