Full Job Description
Aureate is seeking a highly driven Commercial Real Estate Underwriter to support both acquisitions and investment management. This role is central to underwriting and executing new opportunities while assisting in the oversight and performance of existing assets. The Underwriter will gain exposure across multiple property types and the full investment lifecycle. Ideal candidates bring strong analytical and organizational skills, exceptional attention to detail, effective communication abilities, and the capacity to manage competing priorities. A consistent pulse on market trends nationwide is essential.

Investment Analysis & Underwriting
• Develop, review, and maintain detailed financial models in Excel and other analytical tools to evaluate new and existing investment opportunities.
• Analyze both internal and third-party underwriting models to assess deal viability, capital strategies, and expected returns across multiple asset classes.
• Conduct comprehensive market research, including supply/demand trends, comparable rents and sales, economic indicators, leasing activity, and competitive landscapes.
• Maintain, organize, and regularly update the internal deal pipeline database to ensure accuracy and visibility across the team.
• Prepare high-quality presentation materials, investment summaries, and analytical reports for use by internal leadership and external partners.

Transaction, Due Diligence, & Project Management
• Support all aspects of the acquisition due diligence process, including detailed review of leases, contracts, operatingstatements, financial projections, property reports, and relevant market data.
• Assist in drafting, reviewing, and coordinating key legal documents involved in transactions, such as LOIs, PSAs, development agreements, joint venture agreements, and loan documents.
• Work closely with legal, financial, technical, and third-party consultants to ensure efficient information flow and execution throughout the investment process.
• Draft investment memoranda and due diligence reports for investment committees, partners, and capital relationships.
• Interface with lenders, brokers, property managers, and investment partners to support transaction execution, inform strategy development, and ensure alignment across stakeholders.
• Assist with project management during Acquisition, Pre-development, Development, Asset Management, and Disposition phases of an asset.
