Full Job Description
We are looking to hire a Chief Engineer for our team in San Diego. The purpose of this position is to provide daily onsite oversight of building operations and maintenance for assigned properties in San Diego. This role works as part of the Facilities and Engineering group and will work cohesively with the Asset Management team to operate properties in a first-class manner and deliver exceptional tenant experience.

Responsibilities:
  • Ensure the safe and efficient operations of the buildings mechanical, electrical, and plumbing systems. Monitor the buildings performance using the Building Automation System (BAS).
  • Coordinates, oversees and/or manages maintenance and repair work performed by technicians, vendors and contractors performing building repairs, maintenance, landscaping, security and janitorial work.
  • Ensures safety protocols are in place for property.
  • Manages the CMMS (Preventive maintenance and work order system): Creates and Reviews work orders and Preventive Maintenance plans and ensures that work is being completed in a timely manner and the properties are being maintained appropriately.
  • Develops and maintains positive relationships with tenants, vendors and clients.
  • Coordinates and manages the regulatory site permits and inspections by jurisdictional authorities to meet site regulatory requirements (Local, State, and Federal).
  • Performs regular facilities inspections and generates reports as required.
  • Obtains, reviews and provides recommendations for price quotes for the procurement of parts, services, and labor for projects.
  • Provides recommendations for cost-saving and efficiencies for the portfolio.
  • Communicates with property stakeholders to escalate key issues as needed.
  • Manages vendor relationships and trains vendors on work order and billing procedures.
  • Reviews plans and provides recommendations for base building systems being mindful of MEP and Infrastructure impacts.
  • Assists with the day-to-day management of capital projects and equipment overhauls.
  • Assists with annual facilities operating budget and capital project budget.
  • Uses PC and/or mobile device for work order system, email, training, and other job functions.
  • Provides process and procedure training to clients, employees and vendors as needed.
  • Supports leasing tours as needed for prospective clients.
  • Ensures accurate time sheet completion and property allocation for self and any staff.
  • Other duties may be assigned.

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
  • Bachelor of Science in Engineering or related degree; or a minimum of seven (7) years of related facilities management experience and/or training.
  • Prior supervisory & Class A Life Science experience required with aptitude in at least one of the three major trades to include, electrical, plumbing or HVAC.
  • Driver's license required.
  • Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.
  • Ability to work alongside multiple departments within the organization.
  • On-call coverage may be required.
  • Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system.
  • Must be able to lift at least 40 lbs., climb ladders, and use hand tools and diagnostic equipment without limitation.
  • Excellent working knowledge of architectural, electrical, and mechanical systems. Experience with troubleshooting and resolving MEP issues.
  • Working knowledge of leases, contracts, and related documents.

The base compensation for this role starts at $140,000 annually. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Breakthrough employees.
