Position Summary
The Capital & Fixed Assets Manager leads the reporting, forecasting, and control processes for capital expenditure projects and fixed assets across IRG Realty Advisors' commercial and industrial real estate portfolio. This role partners with Property Accounting, Asset Management, Property Management, ownership groups, and project teams to deliver accurate, timely, and decision-ready reporting on active and budgeted capital projects, funding requirements, fixed asset additions, transfers, and disposals.
This position will help strengthen reporting packages, documentation, internal controls, and audit readiness across the portfolio. The ideal candidate combines strong technical accounting knowledge with practical process improvement skills and the ability to communicate complex financial information clearly to internal leaders, clients, auditors, and ownership stakeholders.
What You'll Do
- Lead monthly and quarterly reporting for capital projects, commitments, funding requests, and actual-to-budget results across an assigned portfolio.
- Consolidate ownership-level reporting and provide clear analysis of project status, budget performance, committed and remaining spend, funding needs, risks, and forecast changes.
- Develop rolling forecasts and three- to five-year capital expenditure projections to support budgeting, asset planning, and investment decisions.
- Oversee fixed asset accounting-including additions, transfers, disposals, retirements, depreciation, useful lives, and supporting documentation-and ensure compliance with applicable accounting policies.
- Reconcile the fixed asset subledger, general ledger, project records, and supporting schedules; research and resolve discrepancies and reporting gaps.
- Partner with Asset Management, Property Management, Development, Construction, and Accounting to validate data and maintain consistent information across systems.
- Strengthen policies, procedures, approval workflows, internal controls, and recurring review processes to improve reporting accuracy, accountability, and close-cycle efficiency.
- Support audits, improve and automate reporting workflows, and serve as a subject-matter resource for capitalization, fixed asset, and capital project reporting.
What You'll Bring
- Bachelor's degree in Accounting, Finance, or a related field.
- Five or more years of progressive accounting or financial reporting experience, including meaningful responsibility for fixed assets, capital projects, or property accounting.
- Working knowledge of U.S. GAAP, capitalization policies, depreciation, asset disposals, reconciliations, financial close processes, and audit support.
- Strong analytical and advanced Microsoft Excel skills, with the ability to organize large data sets, investigate discrepancies, and translate findings into clear recommendations.
- Experience improving reporting packages, forecasts, procedures, and internal controls while managing recurring deadlines in a fast-paced, multi-entity environment.
- Excellent attention to detail, communication, collaboration, and judgment, with a proactive approach to confidential financial information and competing priorities.
Preferred Experience
- Commercial or industrial real estate accounting, including multi-property or multi-entity portfolios.
- CPA or other relevant professional certification.
- Experience with property accounting, ERP, fixed asset, capital project, or business intelligence systems; Yardi or comparable real estate software is a plus.
- Experience partnering with Development, Construction, Asset Management, or Property Management teams on capital planning, project reporting, and process improvement.
