Position Summary

The Campus Director - Santa Clara leads the delivery of integrated facilities management services for the Applied Materials Santa Clara campus. This role combines overall site leadership with senior technical and operational oversight for the Santa Clara campus and is accountable for the safe, reliable, and high-quality operation of campus services while maintaining strong alignment with Applied Materials' business priorities, workplace standards, and customer expectations.

The Campus Director provides strategic and operational leadership across technical services, operations, transportation, janitorial, events, soft services, engineering, and site support functions. The role leads a collaborative, customer-focused team and ensures that all services are delivered consistently, efficiently, and in accordance with contractual commitments, regulatory requirements, and ABM standards.

Responsibilities

Essential Duties and Responsibilities
  • Own the site-level KPI and SLA framework, including performance measurement, reporting, governance routines, corrective action plans, and accountability for achieving contractual and customer commitments.
  • Build and maintain a trusted partnership with Applied Materials site leadership, facility stakeholders, and other key customer representatives.
  • Translate customer priorities into clear operational plans, performance expectations, and measurable outcomes.
  • Serve as the senior technical and operational authority for the campus, providing informed direction on critical facilities systems, engineering, maintenance, reliability, work-order execution, operational risk, and technical issue resolution.
  • Provide support, coordination, and technical leadership to ABM teams and customer stakeholders across the California region, including nearby sites and shared regional initiatives, as needed.
  • Ensure daily operations are safe, reliable, responsive, and aligned with the customer's operational requirements.
  • Establish consistent communication routines, escalation procedures, service reviews, and issue-resolution processes.
  • Monitor service performance against key performance indicators, service-level agreements, work plans, budgets, and customer commitments.
  • Identify operational risks, service gaps, and opportunities for continuous improvement; develop and implement corrective action plans.
  • Partner with regional and centralized ABM resources to share best practices, strengthen technical capability, support escalations, and drive consistency across California operations.
  • Ensure compliance with ABM policies, Applied Materials requirements, applicable laws and regulations, safety standards, and environmental expectations.
  • Promote a culture of safety, accountability, inclusion, professionalism, and customer service.
  • Support workforce planning, recruiting, onboarding, training, coaching, and performance management for campus personnel.
  • Manage subcontractor relationships and confirm that third-party services meet contractual, safety, quality, and performance requirements.
  • Participate in budgeting, forecasting, cost control, purchasing, and financial reviews in partnership with account leadership and finance.
  • Lead responses to customer concerns, service disruptions, urgent operational issues, and escalations.
  • Prepare and present operational updates, performance summaries, improvement plans, and business reviews to internal and customer stakeholders.
  • Promote standardization, technology adoption, sustainability, energy efficiency, and process improvement across campus operations.
  • Perform other duties and responsibilities as assigned.


Qualifications

Required Qualifications
  • Bachelor's degree in facilities management, business administration, engineering, operations, or a related field; equivalent experience may be considered.
  • Minimum of 8 years of progressive experience in facilities management, integrated facilities management, property operations, manufacturing, life sciences, technology, or a similarly complex environment.
  • Minimum of 5 years of experience leading managers and multidisciplinary operational teams.
  • Demonstrated experience managing large, complex, customer-facing facilities or campus operations.
  • Experience with budgeting, financial management, vendor and subcontractor oversight, safety, compliance, and performance reporting.
  • Strong understanding of service delivery models, preventive and corrective maintenance, workplace services, soft services, and operational risk management.
  • Excellent verbal, written, presentation, negotiation, and relationship-management skills.
  • Demonstrated ability to prioritize competing demands and make sound decisions in a fast-paced environment.
  • Proficiency with Microsoft Office and facility or work-order management systems.
  • Ability to work on-site at the Applied Materials Santa Clara campus and respond to operational needs outside normal business hours when required.


Preferred Qualifications
  • Experience supporting a semiconductor, advanced manufacturing, research and development, or technology campus.
  • Experience delivering IFM services in a highly regulated or technically complex environment.
  • Professional certification such as CFM, FMP, SFP, PMP, or equivalent.
  • Familiarity with EHS, sustainability, energy management, business continuity, and emergency response programs.
  • Experience leading transformational change, mobilization, or service-transition activities.
