Full Job Description
1,500 Doors. 500+ Investors. Now We're Doubling!

We are hiring a Business Development Manager.

Roselle, IL. Roughly half your time in our office, half out meeting clients across Chicagoland.

GC Realty & Development has spent 23 years building something a salesperson can actually sell. We manage roughly 1,500 units for 500+ investors across more than 100 Chicagoland villages, and a large share of those owners live out of state and never see their properties. They stay with us because our in house maintenance team responds faster than any third party vendor network, and because we place tenants who pay top dollar and stay.

That is your pitch. You are not selling on price against every management company in the market. You are selling performance you can point to.

$75,000 to $125,000+ your first year. $50,000 base, uncapped commission.

You own the full sales cycle. Company generated leads come to you, you build your own pipeline alongside them, you sit down with prospects in their homes, and you close. You will also build the referral network that feeds the next round of deals, working the Realtor and investor community across Chicagoland, and you will help shape the marketing that generates leads in the first place.

This is not a role where someone hands you a script and a quota. You will have direct input on how we go to market, and the ceiling on what you earn is the ceiling on what you sell.

What You Get:
  • Base Salary: $50,000 per year
  • Commission: Uncapped, with first year total earnings of $75,000 to $125,000+ based on performance
  • Book Club: Company funded reading program worth up to $500 per year
  • Referral Program: Refer a hired team member and receive a $1,000 bonus
  • Paid Time Off: 2 weeks PTO in your first year
  • Paid Birthday: Take a paid day off during your birthday month
  • Paid Holidays: 6 paid holidays recognized annually
  • Health Coverage: Health, dental, and vision
  • Additional Benefits: Optional life, AD&D, disability, critical illness, accident, and Healthcare FSA with employer premium assistance

What You'll Do:
  • Work Company Generated Leads: Reach prospects by phone, text, video, and in person, walk them through what we do and what their property should achieve in the rental market, and close them.
  • Build Your Own Pipeline: Social media campaigns, public presentations, warm calling, and cold calling to fill the funnel alongside the leads we hand you.
  • Sit Down With Owners: Daily in person, phone, or video meetings with prospective clients to discuss their home, present our services, and set realistic rent expectations.
  • Network the Realtor and Investor Community: Foster relationships where our clients actually are, which means in person events and seminars, some of them on nights and weekends.
  • Grow Existing Accounts: Help build customer loyalty campaigns that improve owner client retention.
  • Onboard New Clients: Complete the paperwork to get new properties into the system so nothing stalls after the signature.
  • Manage Your CRM: Keep a dynamic pipeline with accurate notes, status, and follow up. If it is not in the CRM it did not happen.
  • Partner With Property Management: Keep our PM division current on prospects and new owners so no one gets surprised and no silos form.

What You'll Bring:
  • Sales Experience: At least 2 years in a sales role with a track record you can point to. You are comfortable getting a prospect on the phone and closing for the in person appointment.
  • In Person Closing Ability: You will have face to face meetings with prospects and business partners every day. Strong interpersonal skills, a professional presence, and a history of closing in the room.
  • Real Estate Investment Fluency: You can read a rental proforma and hold your own on rate of return, cash flow, and the real operating expenses of a rental portfolio. Investors will know within five minutes whether you speak their language.
  • Chicagoland Market Knowledge: You follow current sales and rental conditions across the Chicago market, at minimum across our coverage area.
  • Cities & Neighborhoods: You know the 77 Chicago neighborhoods and which side of the city they sit on, plus the 100+ suburbs and where they fall in the MSA.
  • Pipeline Management: You have run your own sales funnel and kept it moving without someone chasing you for updates.
  • Home Mechanicals: A working understanding of how a home's systems interact and a general feel for repair costs at a third party service level versus doing it yourself.
  • Written Communication: You can write a clear, professional follow up that moves a deal forward.
  • Availability: Normal business hours plus occasional evenings and weekends for networking events and seminars, and responsiveness to prospect inquiries and follow ups outside of normal business hours. Valid driver's license and reliable transportation required.
  • Education: Some college preferred, or equivalent sales experience.
  • Testing: Background check and drug test required.
