Job Summary: The Building Operations Manager is responsible for coordinating the day-to-day maintenance and administrative oversight of the community's physical environment. This position ensures the building remains safe, well-maintained, and fully compliant with local, state, and federal regulations while managing preventative maintenance, vendor relationships, facility budgets, documentation, and building operations.
Key Responsibilities: - Oversee routine inspections, preventative maintenance, and repairs for HVAC, plumbing, electrical, life safety systems, and emergency preparedness.
- Ensure the community's physical plant and equipment remain in excellent operating condition.
- Perform routine maintenance and minor repairs as needed while coordinating specialized work with outside contractors and vendors.
- Maintain accurate records of maintenance requests, repairs, inspections, and vendor service reports.
- Develop and manage a comprehensive preventative maintenance program.
- Monitor compliance with fire safety, OSHA regulations, elevator inspections, emergency lighting, and other required inspections.
- Manage departmental budgets, monitor expenses, and identify cost-saving opportunities.
- Assist with capital improvement planning and long-term asset management.
- Develop and maintain building policies, procedures, and operational checklists.
- Prepare reports for leadership regarding facility operations, projects, and regulatory compliance.
- Maintain vendor contracts, certificates of insurance, and service documentation.
- Coordinate and document safety drills in partnership with the Director of Nursing.
- Serve as the primary point of contact for all facility and building operations.
- Collaborate with department leaders to support operational needs throughout the community.
- Communicate maintenance schedules and project updates with residents and staff.
- Participate as a member of the leadership team to support community goals.
Requirements: Education and Experience
- High school diploma or equivalent required; technical training or trade certification preferred
- Minimum of 3 years of facilities, maintenance, or building operations experience; experience in senior living or healthcare is strongly preferred.
- Strong knowledge of building systems, preventative maintenance, OSHA regulations, life safety standards, and fire codes.
- Demonstrated ability to independently perform routine building repairs, maintenance, and troubleshooting.
- Experience managing budgets, vendors, and service contracts.
- Proficiency with Microsoft Office and maintenance management software.
- Ability to prioritize multiple tasks and perform effectively in a fast-paced environment.
- Excellent organizational skills with strong attention to detail and follow-through.
- Excellent communication, interpersonal, and customer service skills.
- Ability to lift up to 50 pounds and perform occasional physical maintenance tasks.
Licensure, Registration, and Certification
- Valid driver's license with reliable transportation.
- Trade certification or technical certification preferred.
We compensate our staff with competitive salaries and many other benefits*. Hours: Full-time, Monday through Friday, 8:30 AM - 5:00 PM, with some scheduling flexibility. After-hours availability is required to respond to maintenance situations.
Rate: $80,000-$90,000 annually, based on qualifications and experience.
