What we offer

The Associate Project Manager will work closely with the Construction Lead and the Community Development team, to assist in guiding Stelumar Communities projects from early project initiation stage through to the completion of technical audits. The Associate Project Manager will have responsibility of assisting the Construction Lead in large-scale or more complex communities/projects as well as direct oversight of smaller scale projects.

What you'll do
  • Support the administration and technical execution of Stelumar Communities projects in accordance with company standards, processes, and policies.
  • Collaborate closely with the Construction Lead on design management activities, including estimating, value engineering, peer reviews, and constructability reviews.
  • Coordinate with the Construction Lead and internal Stelumar teams to advance drawings and documentation through site plan approval and permit submission.
  • Plan, lead, and document regular project meetings to review manpower, materials, quality, production, safety, schedule, and key business metrics.
  • Lead the tendering process by developing project specific scopes of work, analyzing and normalizing pricing, and recommending contract awards to the Construction Lead. -specific scopes of work, analyzing and normalizing pricing, and recommending contract awards to the Construction Lead.
  • Assist with the solicitation, evaluation, and selection of consultants and sub-trades in compliance with established procedures and policies.
  • Review drawings and specifications and clearly communicate requirements to site staff, consultants, and trade partners.
  • Manage submittals, RFIs, site instructions, change orders, and notices of change, including negotiation, cost analysis, and schedule impact assessments.
  • Support construction planning by coordinating construction methods, resources, capacity, schedules, and timelines in collaboration with the Construction Lead.
  • Support detailed cost estimating and pricing exercises, including quantity take-offs, cost reconciliation, estimate updates, and alignment of budgets with design progression and construction strategies.
  • Foster a collaborative, respectful, and solutions oriented working environment among internal teams, consultants, and external stakeholders. -oriented working environment among internal teams, consultants, and external stakeholders.
  • Maintain monthly project cost reports, track RFIs and site instructions, support cash flow forecasting, and coordinate ongoing communication with consultants, trades, and job sites.

What you bring
  • Post-secondary education in Engineering, Architecture, Business, or a related discipline, or an equivalent combination of education and experience.
  • Minimum of 3 years' experience in multi-family wood-frame construction; estimating and purchasing experience is an asset.
  • Strong planning and scheduling capabilities, with demonstrated experience coordinating consultants and internal teams.
  • Sound financial acumen, including the ability to understand and manage project financial performance.
  • Clear, professional communicator with strong reporting skills related to budgets and schedules; proactive in identifying and escalating issues.
  • Demonstrated negotiation skills with an ethical, collaborative, and relationship-focused approach.
  • Proven ability to build and maintain effective working relationships with internal teams, consultants, municipalities, suppliers, and trades.
  • Team-oriented professional with a positive attitude who actively supports mentoring, training, and collaboration.
  • Advanced proficiency in MS Office, particularly Excel and MS Project.
  • Solid working knowledge of residential construction methods and material purchasing.
  • Good understanding of the Ontario Building Code.
  • Valid Class G driver's license and ability to travel to job sites as required.


Bonus Points
  • Experience in Design and Construction Management with understanding the stages of the Design and Construction process preferred.
  • Working knowledge of AutoCAD is an asset.
  • PMP Certification or working towards completion of PMP certification an asset.


Compensation

The expected base salary range for this position is $70,000 - $110,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.
