Job Title: Assistant Property Manager Location: IAH Airport
Compensation: $80,000- $90,000Reports to: Property Manager
Why This Job Is a Big Deal! The Assistant Property Manager will collaborate closely with the Property Manager and serve as a vital member of the Property Management team. This position is responsible for enhancing the customer experience by maintaining a clean, well-kept, safe, and welcoming environment that meets or exceeds the standards set by both the client and the airport authority. In This Role, You Will:- Partner with the Property Manager to oversee daily terminal operations and ensure standards consistently meet or exceed client and airport authority expectations.
- Lead the development and execution of a strategic marketing plan that drive sales, expand ancillary revenue, and enhance terminal programming and events.
- Contribute to annual budget development with a focus on revenue growth, disciplined expense management, and alignment with OTG's strategic priorities.
- Analyze tenant sales performance, financial statements, expense management reports, variance analyses, budgets, and monthly or annual accruals to support informed business decisions.
- Evaluate tenant performance and advance initiatives that strengthen customer service satisfaction.
- Oversee the Mystery Shop Program to assess service quality, identify performance trends, and support continuous improvement.
- Partner with airport authorities and clients to define safety best practices, deliver training, and maintain required documentation for Tenants.
- Direct concession partners in maintaining elevated visual presentation standards, design compliance, and optimized merchandise displays across all units.
- Support the development of a high-performing property management team by fostering a professional environment focused on accountability, growth, and execution.
- Deliver clear, executive-level reporting to clients and Tenants on concessions programs, upcoming events, and terminal changes.
- Facilitate tenant openings by supporting the Property Manager and Construction teams in securing permits, resolving barriers, and maintaining project momentum.
- Co-lead on-site construction coordination with the corporate Construction team and Tenant Coordinator, and communicate key updates to United as appropriate.
- Conduct frequent terminal walkthroughs to maintain Tenant locations in optimal operating condition and drive timely resolution of identified issues.
- Conduct bi-monthly, or more frequently as needed, audits of Concessions ensuring follow-up actions support sustained compliance.
- Oversee facility budgeting, property operations costs, contractor invoice processing, and expense controls to maintain financial discipline.
- Resolve tenant issues by coordinating appropriate resources, remedies, and follow-through.
- Maintain oversight of storage areas, lease plans, and related operational updates.
- Communicate inclement weather procedures to concession tenants to support operational preparedness.
- Coordinate facility support for special promotions and events, including setup, crowd management, and teardown.
- Cultivate strong, trusted relationships with clients, airport authorities, OTG, and tenant partners.
Qualifications/Criteria: - Associate's or bachelor's degree preferred; minimum of five years of relevant property management, retail, hospitality, or airport operations experience may be considered
- Experience in shopping center, retail, airport concessions, hospitality, or other multi-unit operating environments.
- Familiarity with permitting processes and construction coordination
- Experience working with landlords, operators, and government authorities
- Willingness to be on call after hours and weekends, as needed in an airport environment
