Assistant Project Manager- Queens
Onsite
Pay Rate $60-65/hr

Laland Baptiste is seeking a highly organized and detail-oriented Assistant Project Manager to join our onsite construction management team at CUNY Queens College. You will provide critical administrative and operational support to the Project Manager and Site Superintendent for the Razran Hall Phase 3 Lab Renovation, facilitated by DASNY.

This multimillion-dollar renovation encompasses a comprehensive interior overhaul, including the construction of state-of-the-art laboratories, new office spaces, ADA-compliant restrooms, exterior landscaping improvements, and the installation of entirely new mechanical, electrical, and plumbing (MEP) systems.

Key Responsibilities

As the APM of the project, you will ensure daily operations, strict documentation control, and full compliance with DASNY protocols. Core duties include:
  • Project Documentation & Reporting: Develop, monitor, and maintain comprehensive project records. Utilize standard project management systems (e.g., PMweb, Contract Manager) to log data, track deliverables, and generate routine and specialized status reports.
  • Financial Administration: Review, process, and make recommendations for the approval of payment requisitions, trade payment breakdowns, change order proposals, and work authorizations. Assist the Project Manager in evaluating contractor claims.
  • Contract & Plan Review: Read, interpret, and comprehend architectural and engineering plans, specifications, addenda, and contract documents to help the project team resolve field issues efficiently.
  • Meeting Coordination: Schedule, attend, and occasionally lead joint scope, progress, and coordination meetings. Prepare detailed meeting minutes and aggressively track all follow-up action items.
  • Field Support & Coordination: Assist the PM/Superintendent in coordinating the daily schedules and workflows of all trades, testing agencies, and commissioning consultants. Ensure quality is maintained in accordance with the original intent of the construction documents.
  • Closeout & Compliance: Ensure all consultants and contractors comply with DASNY procedures from pre-construction through handover. Manage contract closeout checklists and compile comprehensive final closeout packages.

Qualifications
  • Experience: 5 to 10 years of proven professional experience in the Architectural, Engineering, or Construction Management (AEC) industry. Prior experience working in the public sector (especially with agencies like DASNY, SCA, or DDC) is a major plus.
  • Analytical Skills: Strong ability to evaluate proposals and budgets, with a demonstrated record of taking initiative and exercising sound, independent judgment.
  • Communication: Excellent written and verbal communication skills to effectively serve as a liaison between our team, the client agency, contractors, and local code enforcement officials.
  • Technical Proficiency: Highly proficient with PC applications including Microsoft Office (Excel, Word, Outlook) and standard construction management databases. Prior experience with DASNY administrative procedures and labor allocation reports is a strong plus.
