Full Job Description
The Area Maintenance Lead provides technical leadership, training and operational support to the area maintenance team. This role partners with Community Managers, Maintenance Supervisors, and Regional Maintenance leadership to ensure high-quality maintenance operations, regulatory compliance, and exceptional resident service. The Area Maintenance Lead coordinates maintenance activities, supports staffing gaps, trains maintenance associates, oversees capital improvement projects, monitors service request performance, and promotes safe, efficient property operations.

Key Responsibilities

Maintenance Leadership
  • Coordinate maintenance schedules, priorities, and assignments across the assigned region.
  • Provide hands-on maintenance support at communities with staffing shortages or operational needs.
  • Train, mentor, and onboard maintenance team members while reinforcing company standards and best practices.
  • Support Regional Maintenance leadership with special projects and operational initiatives.

Property Operations
  • Monitor service requests and work order completion to ensure timely, high-quality resident service.
  • Inspect common areas, amenities, vacant apartments, and make-ready units to verify quality standards.
  • Assist with preventative maintenance programs and ongoing property improvement projects.
  • Participate in day-to-day community operations to support overall property performance.

Capital Projects & Vendor Management
  • Assist with due diligence inspections, acquisitions, and capital improvement (CapEx) projects.
  • Coordinate with contractors, vendors, and service providers to ensure quality work and timely completion.
  • Maintain emergency vendor contacts for critical services, including HVAC, plumbing, electrical, gates, tree removal, and remediation.

Inventory & Asset Management
  • Monitor maintenance shop organization, inventory levels, and equipment availability.
  • Ensure maintenance purchases comply with company purchasing guidelines and budget expectations.
  • Track equipment warranties and coordinate inspections before warranty expiration.
  • Process maintenance expenses accurately through company systems.

Safety & Compliance
  • Promote compliance with OSHA, EPA, SDS, and company safety standards.
  • Support risk management initiatives and assist with emergency response activities.
  • Monitor safety documentation and communicate updates to onsite teams.
  • Reinforce safe work practices and regulatory compliance across all assigned communities.

Qualifications

Required
  • High school diploma or GED preferred, or an equivalent combination of education and experience.
  • Minimum one year of full-time maintenance experience in one or more of the following:
    • HVAC
    • Electrical
    • Plumbing
    • Carpentry
    • Painting
  • Previous Maintenance Supervisor or Assistant Maintenance Supervisor experience preferred.
  • Valid driver's license, reliable transportation, and proof of insurance.
  • Must provide personal hand tools.

Preferred
  • EPA Certification
  • CPO Certification
  • State or local trade certifications
  • Experience with OneSite, Yardi, or other property management software.
  • Basic proficiency with Microsoft Word and Excel.

Knowledge, Skills & Abilities
  • Strong knowledge of apartment maintenance, HVAC, plumbing, electrical, appliance repair, and basic construction.
  • Excellent troubleshooting and problem-solving skills.
  • Strong leadership, coaching, and team development abilities.
  • Excellent customer service and communication skills.
  • Ability to prioritize multiple assignments in a fast-paced environment.
  • Strong organizational and project management skills.
  • Ability to remain calm and make sound decisions during emergencies.
  • Ability to work collaboratively with residents, vendors, contractors, and internal teams.
  • Bilingual English/Spanish is a plus.

Physical Requirements

Work Environment
  • Frequent exposure to mechanical equipment, chemicals, airborne particles, and outdoor weather conditions.
  • Work performed in occupied multifamily communities, including pet-friendly environments.
  • Travel between communities within the assigned market is required.
  • Evening, weekend, overtime, and on-call work may be required based on business needs.


Pay Range: $38 - $45 per hour
