Analyst, Real Estate Finance

The Opportunity

We are seeking an Analyst, Real Estate Finance (the "Analyst") to support the Real Estate Finance team. This role performs due diligence and credit analysis for new and existing clients, supports lending recommendations, and helps manage MarshallZehr's loan portfolio through ongoing underwriting, funding, forecasting, compliance, and lender communications. The Analyst will screen investment opportunities, evaluate and underwrite potential transactions, coordinate and perform due diligence, and advise Senior Management on lending decisions. This position is a new vacancy.

The Role

Loan Origination & Underwriting
  • Conduct comprehensive underwriting of new lending transactions through the review of project pro formas, third-party reports, borrower/guarantor financial statements, and lease/purchase and sale documents.
  • Assist with the creation of sophisticated cash flow models used to assess the financial capacity and operational feasibility of construction projects (e.g., developing assumptions, coverage calculations, paydown waterfalls, IRR calculations).
  • Assist with review of due diligence provided by Borrowers during loan origination to verify accuracy against transaction outlines and funding requirements.
  • Conduct industry and transaction-specific research to support presentations and meetings with institutional and corporate clients.
  • Assist with the preparation of offering memorandums and other presentation material for prospective lenders.
  • Assist the Business Development team with canvassing, qualifying, and onboarding potential lending and borrowing clients.


Loan Analysis
  • Assist with review of due diligence provided by Borrower during loan origination to verify accuracy against transaction outline and funding requirements.
  • Monitoring of projects on ongoing basis against underwriting to monitor loan coverage and repayment timelines
  • Manage MZ cashflow forecasting tools to monitor projects for schedule and budget variances as well as capital requirements


Mortgage Funding
  • Assist in completion of basic initial and progress advances/loan fundings
  • Support company wide communication and information sharing to facilitate mortgage advances
  • Assist in review of project quantity surveyor reporting


Treasury Management
  • Assist in maintenance of forecasting/cashflow tools to help the company manage Borrower cashflow needs, lender cashflow availability, and corporate revenue
  • Extract, assess and develop relevant data from internal and external reporting


Lender Correspondence
  • Assist with drafting of updates to lenders participating in MZ mortgages
  • Ensure lender communication received in timely manner and direct lender questions where required


What Are We Looking For?

  • Undergraduate degree or higher in finance, economics, accounting, real estate, business administration, urban planning & development, or a related field, with a strong record of academic achievement.
  • 2-4 years of experience in commercial real estate investments, investment banking, commercial lending, asset management, real estate development, underwriting, or related analyst/capital markets roles.
  • Excellent knowledge of finance and financial modeling concepts as applied to real estate development and project financing.
  • Strong analytical skills and attention to detail, including advanced proficiency in Microsoft Office (especially Excel).
  • Excellent written and verbal communication skills, with ability to communicate across all levels and with external stakeholders.
  • Highly organized and able to manage multiple projects with competing deadlines while maintaining a high standard of work.
  • Proven ability to work well both independently and as part of a team in a fast-paced entrepreneurial environment.
  • Professional designation (CFA, CPA) or progression towards one considered an asset.
  • Valid G2/G driver's license.
  • Will be required to obtain a mortgage agent license through FSRA (paid for by the company).

Work Environment

  • MZ offices are open Monday to Friday and employees are expected to work on site a minimum of 4 days per week, with the option of working remotely 1 day per week, as agreed to by the direct supervisor.

Salary Range

$70,000-$100,000 annually, based on experience and education, with bonus incentive.
