The RoleThis position will be primarily responsible for supporting the needs of specifically assigned maintenance contract customers. The general make up of these assigned customers usually fall within what would be considered Hermanson's Core Customer and involve customers with multiple and/or large facilities which require more individual care and single point of contact from Hermanson.
Key Responsibilities- Manage maintenance contracts to ensure that proposed services are being delivered on time and within scope.
- Review PM service cost and activity quarterly and report to Lead Account Manager as needed.
- Renew contracts as needed.
- Review work orders daily.
- Process Invoices once work order are complete.
- Assist and Develop proposals as needed.
- Survey jobsites as needed and work with technicians to ensure complete scopes are included in repair proposals.
- Work with Hermanson vendors to obtain proper pricing and parts selection for repair proposals.
- Utilize Hermanson software, templates and tools to formulate repair proposals.
- Notify the ODS Sales Team assigned within the zone the Account is located at when a project or PMA opportunity arises.
- Work with the corresponding ODS Sales Person to develop the PMA proposal and assist with selling to the customer.
- Sell Addendums on contracts being managed by the Account Manager by doing the following:
- Increase current Scope of Services being performed for that Customer.
- Increase Necessary dollars to ensure GM% targets are being met.
- Develop and Maintain Customer Relationships.
- Attend regular meetings with customer to ensure that we are meeting expectations and requests.
- Develop or deliver customer requested records and activity logs when required.
- Assist with closing sales transactions as proposals are submitted.
- Make sure assigned customers are aware of all Hermanson services and capabilities.
- Look for possible new contacts and buildings from customer referrals and report to the respective ODS Sales Person.
- Work with customer on warranty issues when they arise.
- On Larger Construction Retrofit Projects, act like the Owners Rep to bridge the gap between the Customer and Hermanson's Project Manager to Ensure Win-Win-Win Outcome.
The salary range for this position is $80,000 to $95,000. (The compensation offered may vary depending on job-related knowledge, skills and experience).
Limits of authority and job description scope- Dispatching and/or assigning technicians and other field labor.
- Propose project work or any other work outside of PM contract addendums and repairs, unless approved by ODS Sales Teammates.
- Assign specific project sales people to accounts (this will be done by ODS Sales Manager).
- Hiring/firing or Sales People, PM's or any Field Personal assigned to their accounts.
- Make equipment suggestions or selections on larger construction projects without consultation with the Construction PM.
Qualifications- 1-5 yrs HVAC or Construction experience.
- Strong interpersonal skills and ability to relate well with a variety of personality types.
- Good organizational and time management skills.
- Good verbal, written, listening and computer skills.
- Must possess and maintain a valid drivers license.
- Must be able to take dedicated weeks of After Hours On-Call support.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities and follow through on commitments.
- Proficiency with Microsoft Office, including Outlook, Word, and Excel.
