Prologis is seeking a Vice President , Leasing Officer in our South Florida market.. This position will be based in Ft Lauderdale and play a key role on the South Florida team, responsible for partnering with assigned listing brokerage teams and taking a proactive approach to leasing and maximizing the value of the Prologis portfolio.. This includes a deep understanding of the market dynamics, developing and maintaining relationships with brokers and customers,, partnering with in-house property management and construction teams and leading in the development of the marketing strategy for the assigned portfolio/sub-market.

Here's how to do that:

  • Establish a favorable market presence for Prologis by establishing and maintaining a positive and professional relationship with the local brokerage and real estate communities, government officials and prospective tenants.
  • Market vacant space to prospective tenants and brokers after thoroughly understanding tenant's needs.
  • Prepare, present and negotiate new leases and renewals at acceptable market rates keeping in mind the market financial goals and direction. Analyze and negotiate lease transactions and make recommendations.
  • Thoroughly understand the financial aspects of a lease proposal, including the credit worthiness of prospective tenants, and its impact on Prologis and whether or not it is consistent with the Market/Region/Company business plan.
  • Coordinate with internal teams (e.g., legal, accounting/finance, property management) as appropriate to manage contract/lease due diligence process necessary to complete transactions.
  • Oversee the customization and distribution of marketing material. Collaborate with Local and Corporate Marketing to develop additional marketing materials as needed. Develop comprehensive, protective, standardized and marketable lease documents.
  • Oversee and coordinate construction of tenant interior spaces including space planning, construction estimating, etc. Interface with architects, engineers, general contractors and other consultants to ensure smooth transition for tenants.
  • Know the market. Understand location, product, and supply and demand within your market. Visit the properties and competition regularly and stay on top of local politics.
  • Responsible for the preparation of annual leasing budgets, quarterly re-forecasts and status reports as required. Ownership and accountability is expected for properties' operating performances.
  • Work with Market leadership to identify, negotiate and execute on acquisition targets and new business initiatives. Source new acquisitions/development opportunities and participate in underwriting and due diligence.
  • Support Regional leadership in preparing the Regional Strategic Plan for your market. The Plan would include strengths, weaknesses, concerns, action plan, short term and long term strategies.
  • Participate in division and corporate initiatives as required.
  • Direct support staff to ensure quality work is being generated while adhering to company policies and standards.

  • Bachelor's degree from a four-year college or university, MBA preferred; and related experience and/or training; or equivalent combination of education and experience.
  • 8 – 10 years minimum of experience in asset management, leasing and brokerage field and related business experience in connection with the sourcing, negotiation, and execution of commercial leases/contracts.
  • Drive for results - A proven ability to meet targeted goals and objectives, bottom line oriented, push self and others for results.
  • Strong background in institutional real estate and investments.
  • Understand the market as it relates to acquisition including knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties.
  • Strong understanding of building valuation methods (e.g., income, market, discounted cash flow, etc.).
  • Must have persuasive presentation and negotiation skills.
  • Extensive transaction experience. Deal closer.
  • Proven track record in analyzing, underwriting, negotiating and closing commercial real estate.
  • Demonstrated leadership skills, including the ability to motivate, make effective business decisions and active problem-solving.
  • Strong time management skills, including the ability to handle a large volume of projects and work independently.
  • Exceptional analytical and communication skills (written/oral).
  • Ability to exercise discretion when dealing with confidential information.
  • Ability to deal with ambiguity – can effectively cope with change, can shift gears comfortably, can decide and act without having the total picture, can comfortably handle risk and uncertainty.
  • PC Proficiency to include but not limited to MS Office applications (Word, Excel, Outlook, etc.), SalesForce CRM, and ability to learn company specific software..
