Stonebridge Companies is a privately owned, innovative hotel development and hospitality management company. We manage a portfolio of nearly 60 hotels across the United States, and provide investor opportunities, hotel development services, hotel management services, and hospitality career opportunities to our partners and team members.




We are currently looking to add a Vice President of Real Estate to our corporate team located in Denver, CO. The Vice President of Real Estate reports to the Chief Investment Officer and is responsible for coordinating all activities of the real estate department. Primary duties consist of underwriting new investment opportunities (both acquisition and development), completing the due diligence for said deals and managing the entitlement and transaction process - this includes both acquisitions and dispositions. Significant interaction with several corporate departments and individuals including legal, finance, operations, asset management, and design and construction will be required. The Vice President of Real Estate manages a team of individuals with direction from the Chief Investment Officer.

Immediate responsibility will include the oversight of two innovative mixed-use projects. These two projects include the redevelopment of the Emily Griffith Opportunity School (EGOS) block in downtown Denver, and the Development of a ±3.5-acre site adjacent to the Belleview Station light rail platform in the Denver Tech Center.

Essential Job Functions:

Coordination of underwriting new investment opportunities (both acquisition and development)
Mentoring and training junior members of the Real Estate team
Negotiating contracts for land or project acquisition
Managing and completing due diligence for acquisitions and development
Managing the entitlement process with outside partners and the internal project management team
Assist with budgeting and forecasting, responsible for execution and financial performance of projects
Coordination with Outside Parties
Coordination in due diligence and transaction activities including but not limited to the following: branding agencies, architects and interior design firms). Additionally, the Vice President of Real Estate communicates with lenders and investors as necessary.
Broker Interface - correspondence with brokers regarding new opportunities.
Franchisor Interface - discussion with franchise sales representatives in regard to brand availability, coordination of the submission of franchise applications, negotiation of franchise terms;
Due Diligence Coordination - engagement of third-party consultants including, but not limited to environmental assessments, property condition reports and tax consultants;
EGOS and Belleview Station Pre-Development
Work with project managers and Stonebridge General Counsel on entitlement, zoning, and permitting and specific milestones for both projects;
Lead role with design professionals in all aspects of permitting projects and OAC meetings;
Manage project-related budgets and other necessary documentation;
Outline project resource requirements, including third party consultants and contractors;
Prepare RFPs, review, and qualify and engage consultant and contractors;
Review and administer project contracts, including those from consultants, contractors, etc.
EGOS and Belleview Station - During Construction
Coordinates with Operations team and project managers on pre-opening, technical services;
Manage the day-to-day operational and tactical aspects of assigned projects;
In conjunction with construction project manager,
Understand critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately;
Oversee contractors, architects, engineers, etc. during all phases of the projects;
Ensure all project documentation is complete, current and stored appropriately.
Coordinate necessary team members including internal departments and external partners to manage the scope, layout, design and other criteria regarding the projects;
Closes out projects in a timely manner with all required certificates, inspections and documents as required.
EGOS and Belleview Station - Throughout Project
Monitor and reports project activities to ensure each project phase is progressing on schedule and within prescribed financial parameters;
Maintain a high level of communication both internally and externally and provide timely and accurate project documentation and reporting regarding project scope, design, budget, quality and schedule as required;
Schedule and manage team meetings for project planning, communicating project information, status updates and addressing issues;
Resolves issues in a timely manner and communicates difficult/sensitive information tactfully and in a timely manner;
Leasing, Manager broker relationships for retail leases at EGOS and office leasing at Belleview Station by
coordinate tours
prepare leasing proposals
negotiate leases
coordinate tenant improvement buildouts with construction project manager
manage tenant correspondence.

Essential Qualifications:

15+ years’ experience in the real estate industry experience working for a developer preferred. Hotel, office and mixed-use construction experience a plus.
Understanding of jurisdictional processes required to obtain all necessary permits and entitlements;
Experience in negotiating with contractors, knowledge of various contract forms;
Ability to manage multiple projects and design teams at a time, handling conflicting priorities with aggregate budgets more than $100mm;
Experience in hotel acquisitions and development a plus.
Must be able to maintain a positive and productive work attitude and a team orientated mind-set;
Exceptional leadership qualities and above average communication skills with the ability to maintain good relations with Hotel Brand contacts (Marriott, Hilton and others), governmental agencies and internal associates;
Strong problem-solving abilities without sacrificing project goals;
Ability to proactively identify critical path tasks and execute on those tasks;
Effective communication, cooperation and conflict resolution skills;
Ability to maintain a focus on both the big picture and the details;
PC proficiency to include (but not limited to) Microsoft Office applications.
