Team Leader / Senior Project Manager
The Team Leader serves as the leader of a team of Project Mangers. He/she has the overall responsibility and accountability for the management of the project and is directly responsible for the relationship with the client and all of the various project consultants. This position is empowered to make all decisions on behalf of Clune Construction Company relative to his/her accounts. In addition to his/her management of the project team, he/she is also accountable for making sure that the project is staffed properly and that the project cost and schedule is monitored and maintained to the satisfaction of the client.
As Senior Project Manager, the candidate is responsible for developing preliminary cost and schedule projections. During preliminary design phases, he/she participates in value engineering and analysis of alternate material and building systems to meet the needs of the client. Upon finalization of construction documents, the Senior Project Manager prepares bidders lists, assembles bid packages, solicits proposals, coordinates release of construction documents, addenda, revisions, etc. and receives and tabulates proposals. He/she also conducts contract negotiations and prepares contracts. During the construction phase, the Senior Project Manager regulates payments to subcontractors and suppliers, monitors field progress, prepares status reports, supervises project accounting and evaluates actual costs vs. the budget. He/she also coordinates and expedites subcontractor work, prepares orders, regulates receipt and approval of shop drawings, and closes out all contracts upon completion of the project.
