The Site Selection & Analytics team (SSA) is responsible for pre-positioning and acquiring datacenter real estate needed to build out Microsoft’s cloud infrastructure. The types of projects include land, leases, and incentives.  The Site selection Manager will be the subject matter expert on the AMERS team, which is responsible for the delivering projects in the U.S., Canada, Latin America, or South America as needed.  The successful candidate will be charged with sourcing anything from co-location agreements to large-scale land acquisitions. The Site Selection manager is part of a team of real estate experts and acquisition managers.  He or she will beresponsible for performing analytics and market research on newlocations and sites, developing acquisition opportunities, making executive proposals on new site acquisitions, and constructing and negotiating complex acquisition, andlease agreements using standardtemplates and process. He or she will have a wide range of sourcing options including co-locationleases, building retrofits, or green-field development.  Based in Redmond, WA, the site selection manager willwork closely with a variety of key stakeholders, global teams, and related leaders including but not limited to engineering, operations, legal,tax,construction, project management, design, cost estimating, procurement, planning, andfinance.


In order to be successful, you must have a strong background in site acquisition, be able to work in a dynamic and global organization, and have a strong affinity with cloud infrastructure.  In particular, we will expect you to:
1. Have a specific knowledge of datacenter site selection (e.g. taxation, utilities, networks, entitlements and land use, site feasibility and due diligence studies, risk management, security considerations, etc.)
2. Have a strong track record of site acquisition and incentive development and an extensive network in real estate, government affairs, review boards, developers, and co-location providers
3. Possess moderate to strong negotiations skills that have resulted in financial benefits
4. Be able to construct and negotiate complex leasing, acquisition, and/or incentive contracts
5. Have general knowledge and experience with a broad variety of construction means and methods
6. Have the strategic vision and executive presence to represent Microsoft to government entities, economic development agencies, and new business allies and be able to represent your vision for the region to Microsoft executives
7. Be able to develop and document comprehensive business cases, deal summaries, and executive presentations
8. Be fluent in business English (additional regional languages are a plus)
9. Work well within a fast-paced organization – be a self-starter, process-minded, and collaborative


Candidates must have:
1. An established network and demonstrable transactional experience in the Americas region
2. Moderate to strong negotiations skills
3. The ability to periodically travel throughout the Americas
4. Strong knowledge of ore Microsoft products (Outlook, Excel, PowerPoint, Word, SharePoint)
5. Knowledge of Economic Incentive Packages and experience negotiating the same
6. A BA/MA degree and 10 years of relevant work experience in real estate, architecture, engineering, or planning
7. The requisite licenses and certifications to execute real estate transactions is a plus
