  • Kitchell Contractors, Inc. is seeking a Senior Project Superintendent to schedule, coordinate and supervise all field employeesand subcontractor work forces on assigned projects from planning to completion. This includes supervision of all projectactivities, tasks, and personnel, and ensuring the safety, daily scheduling, and overall compliance of the project teamwith contract terms for quality, schedule and profitability. Our ideal candidate has high rise residential concrete experience, the ability to manage projects in excess of $75 million, experience successfully developing field staff members, and naturally fosters a culture of accountability and teamwork.
  • Duties and Responsibilities
  • Manage large and complex projects in excess of $75 million.
  • Supervise, coordinate with, and mentor Project Superintendents and field staff assigned to the project. Perform performance evaluations for all employees assigned to this position.
  • Assign and monitor members of project team throughout all phases of project.
  • Establish and maintain an effective and professional onsite working relationship with Owner, Architects, Consulting Engineers and other parties related to the project.
  • Establish, implement, manage and enforce the Kitchell Safety Program and the Site Specific Safety Plan on the project.
  • Perform daily safety inspections of the project and enforce the requirements of Kitchell Safety Program, Site Specific Safety Plan, and OSHA Guidelines as necessary to provide a safe work environment for the personnel on site as well as other personnel that may be directly affected by the project.
  • Maintain thorough knowledge of contract documents required to properly plan construction sequencing, staffing and subcontractor coordination.
  • Confer with Preconstruction Services during the preparation of estimates regarding methods, systems, schedule andgeneral conditions.
  • Establish, implement, manage and enforce the Kitchell Quality Assurance Program and comprehensive quality control that enforces the requirements of the contract specifications, drawings and industry standards.
  • Establish, implement, manage and enforce the administration and monitoring of all storm water prevention and fugitive dust regulations and prevention measures per the project's Storm Water Pollution Prevention Plan and applicable environmental quality regulations.
  • Coordinate subcontractors, architects, inspectors and suppliers to resolve any problems with materials or methods.
  • Establish project preplanning activities with subcontractors to ensure coordinated efforts and outcomes in the field. Discuss and document during subcontractor weekly meetings.
  • Develop the detailed construction phase schedule for the project and update weekly to ensure critical path activities and milestones are being achieved. Develop recovery plans to mitigate any delays to the critical path of the project.
  • Inspect work in progress to ensure that workmanship conforms to specifications and adheres to construction schedules.
  • Prepare and distribute Project Daily Reports which contain information related, but not limited to crew sizes, manpower count, detailed description of work performed by area / floor for each trade partner as well as equipment used, weather conditions, construction progress, issues, delays and verbal directives.
  • Demonstrate a thorough knowledge of Critical Path Method and Lean Process Scheduling. Build, maintain, and update a thorough and accurate Project Schedule and develop recovery plans to mitigate any delays to the critical path of theproject.
  • Maintain a current and updated set of drawings (electronic or paper) in the field and help ensure that our Trade Partner personnel are using same.
  • Develop and implement techniques, methods and systems for the project. Implement improvements in work methods and materials to enhance quality, safety, productivity and management.
  • Monitor the development of the project expediting log and update status weekly with project staff. Update projectschedule procurement activities accordingly.
  • Manage Trade Partners in a manner that is conducive to successful and timely project completion. Establish project pre-planning activities to ensure coordinated efforts and outcomes in the field. Discuss and document during weekly coordination meetings.
  • Establish and maintain a process for "work to complete" and "pre-punch" lists throughout the project duration tominimize corrective work at the end of the project.
  • Establish and maintain a process for managing the completion of Kitchell pre-punch and Architect / Owner punch-lists.
  • Assist with close-out procedures in accordance with the contract documents and procedure manual.
  • Perform other duties as assigned.
  • Requirements
  • Education and Experience
  • This position requires a bachelor's degree in Construction Management, Engineering, Architecture or related field and ten (10) years of supervisory experience. If a candidate does not have a bachelor's degree in the required field a minimumof fifteen (15) years of field experience in Construction Management, Engineering, Architecture or related field can be considered for this position.
  • The position requires an OSHA 30 certificate. If candidate does not have an OSHA 30 certificate they will be required toattain it within 12 months of hire.
  • Knowledge and Skills
  • Thorough knowledge of all elements of commercial construction and understanding of skilled trades.
  • High-rise residential concrete experience preferred.
  • Experience supervising Project Superintendents.
  • Skilled in field productivity and project management software. Intermediate level of technological experience required.
  • Excellent verbal, written skills; including the ability to influence, negotiate and drive project schedule.
  • Work Environment
  • This is a safety sensitive position.
  • While performing the duties of this job, the employee must regularly work in an office and or construction environment requiring personal protective equipment.
  • Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions and cramped quarters.
  • The noise level in the work environment is occasionally loud.
