Job Summary A Senior Estimator serves as a vital function in the growth of a construction company. The Senior Estimator is responsible for accurately estimating the total costs associated with a project. They review subcontractor bids to choose the most cost-effective option. A challenging position that requires fine attention to detail. The candidate must demonstrate the ability to work well under pressure, especially when facing bid deadlines.
Responsibilities and Duties- Oversee the full lifecycle of project estimating, from preliminary concepts through completed bid packages
- Prepare detailed conceptual budgets from pre-construction, concept design, schematic design, and design development documents
- Perform detailed take-offs of all trades
- Initiate and manage entire bid process (CM and GC) inclusive of preparation of detailed bid packages and assure accurate and proper submissions/proposals by all subcontractors
- Accurately level all subcontractor bids
- Negotiate and purchase all subcontractors including the issuance of purchase orders
- Maintain vendor relationships
- Collaborate with engineers, architects, clients, and subcontractors
- Interfacing with field team by communicating deliverable and procurement schedules
- Interpret drawings and specifications to quantify scope and develop detailed projections for materials, labor, and overall project costs
- Identify potential risks early and propose strategic, cost-efficient solutions to enhance overall project value
- Contribute to client and internal meetings by presenting estimates and supporting value engineering discussions
- Conduct site visits to assess existing conditions and capture scope elements not reflected in contract documents
- Guide and support junior estimators while helping refine processes and elevate team performance
Qualifications and Skills- Four-year degree and 7-10 years minimum experience in budgeting/estimating ground-up residential, hospitality, mixed use, and large-scale renovation projects
- Ability to manage multiple tasks effectively
- Excellent time management and organizational skills
- Ability to work well under pressure of deadlines and meet them
- Demonstrate proficiency in reading commercial construction plans and specifications
- Knowledge of New York City subcontractor base
Computer Systems- Microsoft Office (Excel, Word, PowerPoint, and Outlook), Procore (preferred but not required), and Timberline (preferred but not required)
- On-Screen Takeoff (preferred but not required)
Salary Information- To the extent this position is performed in New York City, the annual salary range for this role is $180,000 - $235,000.
