Job Description

This position will be based out of Orlando, FL and be responsible for properties in the Florida Market.

Purpose: The Regional Director of Engineering (RDOE) will assist in directing all maintenance and maintenance related activities across the region's multiple resorts through dotted-line relationships to the Chief Engineers and/or Engineering Managers associated with each resort. This position will drive achievement of all Company engineering performance goals, as well as, compliance with all OSHA, EPA, and Company policies to effectively maintain all resort facilities, equipment and property in good working order. This position will provide strategic support to all resorts in the region and serve as a liaison between the individual resorts, C&D, and corporate leadership. The RDOE will serve as mentor to the resort engineering leadership team and conduct monthly calls within their region to help drive key financial and operational directives.

Specific Duties, Activities & Responsibilities:
• Accountable for directing the resort engineering/maintenance teams to effectively maintain all Resort facilities, equipment, and properties, safely and effectively
• Possess excellent people skills and exhibit a general understating of trades (plumbing, electrical, carpentry, HVAC, etc.)
• Ensure all engineering and public area SOPs are followed as outlined in the SOP(s), including Resort Operations Quality Assurance, Loss Prevention and Internal Accounting Controls
• Performance of semi-annual property/facility walks at each resort within the region
• Develop, implement, and monitor all maintenance policies and procedures, inspections and schedules, as well as, maintain logs and reports to the minimum standards set forth by Bluegreen Vacations
• Ensure implementation of the policies and procedures necessary to adhere to all regulatory requirements for hazardous, harmful materials and equipment, including management, training, engineering of MSDS, disposal, and record keeping
• Support the implementation of annual maintenance plans with consideration of operational and budgetary constraints
• Supervise engineering activities across the region, including employee development, performance evaluations, and salary administration
• Organize and hold monthly department meetings
• Responsible for identifying and implementing process improvements, as well as, sharing best practices to ensure all compliance standards are met
• Assist in solving complex maintenance problems from a strategic perspective benefitting the entire Company
• Actively support all Greening and Sustainability efforts
• Work with the safety committee and other associates to assure resort safety. This includes performing specific safety training requirements and ensuring that each employee is properly trained with a clear understanding of the hazard(s) of their responsibilities
• Support and enhance proper working relationships, providing outstanding guest satisfaction and courteous cooperation, with fellow associates in all departments
• Assist in the development of bids and project scope for capital projects. Understand governing statutes and board meeting procedures. Collaborate with Resort Manager and Engineering leaders to ensure all contracts negotiated on behalf of the HOA are presented in correct legal fashion and vetted prior to implementation
• Exercise the ability to attract the highest quality staff through effective hiring. Retain talent by engaging, coaching, developing, and succession planning. Partner with Human Resources to ensure compliance with all work-related standards
• Actively support all Construction & Development (C&D) projects including design reviews, vendor evaluations, and property walks
• Actively support the annual review and update process of all HOA Reserve Studies, associated with each resort in the region, partnering with C&D, Resort leadership, and Finance
• Strive to develop and negotiate regional third-party maintenance contracts, as needed, to benefit all resorts, driving consistency, quality, and timeliness
• Review and maintain engineering department financials. Forecast and manage monthly engineering budgets, as well as, P&L reports. Work with regional accounting partners to ensure compliance
• Experienced, knowledgeable user of HOTSOS and ISM or similar maintenance and inventory management systems
• Must possess strong budgeting, scheduling, and communication skills
• Must be able to work all shifts as the business need dictates.

Job Requirements

Minimum Requirements and Qualifications
• High School diploma or equivalent required
• BS degree preferred
Training requirements
• Certification in HVAC, electrical, plumbing is preferred
• CPR Certified
• OSHA Certified
Knowledge and skills
• Strong contractor and vendor negotiating skills
• Knowledgeable in safe use of power tools and equipment
• Knowledgeable and experienced with elevators
• Knowledgeable and experienced with pool pumps and filtration systems
• Knowledgeable in/or possesses EPA Certification
• Knowledgeable in ADA requirements
• Knowledgeable of power, water, and sewer distribution systems
• Working understanding and ability to read blueprints
• Knowledgeable in fire codes and fire protection
• Possess excellent organizational skills
• Demonstrable excellent written and oral communication skills
• Have proven strong leadership ability; demonstrate understanding and application of management approaches for work direction, motivation, performance management and disciplinary action
• Demonstrate the highest level of customer service to current and prospective owners in order to maintain a positive brand image and company reputation
• Ability to ensure administrative functions and duties are assigned and completed according to Bluegreen standards, including timekeeping, vendor contracts, and personnel action forms
• Create a positive work environment by maintaining the highest level of ethics and integrity consistent with applicable regulatory standards
• Commands a presence of respect and humility; demonstrating the ability to motivate and readily communicate expectations and follow up
• Demonstrated knowledge & application of applicable codes, laws & regulations
• Professional appearance and excellent communication skills in dealing with guests and corporate personnel
• Ability to keep sensitive information confidential
• Valid driver’s license
