Support the Regional President in developing, implementing and achieving the strategic and annual operating plans of the Region. As a Regional leader, the Regional VP of Operations is responsible for providing exceptional customer experience by leading and delivering superior communication, actively participating and working with the team on customer initiatives. #CB



Responsibilities

  • Integral part of regional leadership team in developing, executing and measuring strategic plans and objectives to ensure achievement of business plan goals
  • Jointly responsible for overall performance of Region’s operations ensuring annual operating objectives and profit targets are met within capital utilization and risk parameters as defined in business plans
  • Provide analysis and information to Region and Division executives for all aspects of homebuilding operations including pre-construction, marketing sales, construction, land acquisition, land development and customer satisfaction
  • Support Land Acquisition team to ensure the proper alignment of talent to the Region’s Land Acquisition strategy.
  • Continuously review land acquisition process to identify areas for process improvement to effectively support process deals thru internal approval as quickly as possible.
  • Monitor and optimize overhead and field expenditures according to the business plan on monthly basis while recommending actions for improvements
  • Ensure contractual and other commitments are kept and compliance to company policies, procedures, ethical standards, applicable laws and regulations
  • Develop and monitor customer satisfaction policies procedures in partnership with Division Construction and Customer Care Directors to continually improve buyer acceptance and satisfaction ratings for the company
  • Mentor functional associates by providing leadership, ongoing development, and strong learning experiences while establishing goals and coaching performance to meet business targets.
  • Participate in quarterly Ops reviews with Regional team to review each division’s performance and strategize on forward opportunities.
  • Implement improvement initiatives to elevate high performing construction teams to the next level.
  • Review home budgets to monitor and improve financial metrics.
  • Monitor construction cycle times and EPO’s to ensure compliance with regional goals. Implement strategies if goals are not met.
  • Review Division budgets and finances to identify areas of cost reduction
  • Implement policy, procedures and strategies to improve product, community relations, government relations, trade and associate relations.
  • Analyze Plans for cost reduction recommendations and provide feedback on cost of proposed design ideas.
  • Review Month End Reports for accuracy and use to minimize cost increases.
  • Assist as necessary price negotiations with suppliers/subcontractors.
  • Partner with the Divisions to ensure their trade partners are continuously improving in quality, cost, service, and delivery performance.
  • Partner with the Divisions and ROC to benchmark industry sourcing and supply management best practices.
  • Review Division’s value engineering sessions to identify areas for improved vendor relations and cost savings
  • Analyze supply and labor demands in individual markets to identify trends
  • Collaborate in the formulation and establishment of warranty related policy, field best practices and service procedures.
  • Monitor trends in warranty service requests. If necessary, work with division purchasing and construction teams to address via either change in trade partner or change in product to eliminate/correct deficiencies.
  • Act as a liaison among all Divisions and their department heads, including Purchasing, Accounting, Sales, Land Acquisition/Approvals and Land Development, in order to coordinate and direct the successful opening of a new or repositioned community or phase.
  • Lead, coach, mentor and manage individuals and teams to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
  • Understand the markets of operation, surrounding areas, and competition.
  • Understand onsite and offsite conditions, their impact on proposed product and marketing/sales and community/phase opening.
  • Review Division bonus agreements and incentive plans to ensure alignment with Regional objectives
  • Assist in developing and implementing schedules on a divisional level to ensure enough homes are under construction as early in the process as possible; evaluate opportunities to jump start welcome home centers, sales, model homes and production homes and the costs to do same (e.g., install haul road to build welcome home centers or models before roads are paved)
  • Assess Divisional talent and identify hi-po’s for growth opportunity and promotion within the East Region



Qualifications

  • Bachelor’s degree in related field required, MBA preferred
  • Home Building Industry Experience Required
  • Must have a strong finance background including the ability to understand and assess financial reports
  • Valid Driver’s License with good driving record
  • Valid Auto Insurance Coverage
  • Advanced knowledge of scheduling, budgeting and document management
  • Ability to read and interpret blue prints
  • Computer literacy and proficient in MS Office products (Word and Excel)
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Strong interpersonal skills
  • Excellent follow-up, communication (written and verbal) and time management skills
  • Must have solid negotiating skills
