We have an exciting opening for a Regional Facility Project Manager to provide support to our Facilities Management division in Sacramento, CA! This position will work closely with the Managing Director and Facility Managers to provide management of facility maintenance activities of public client implementation of Maximo, training, and mentoring client staff to be more effective in maintaining of office buildings across the state of California.
DUTIES AND RESPONSIBILITIES
Manages all facility related resources and activities to ensure prompt issue resolution, work order completion, client satisfaction and compliance with processes and financial controls.
Acts as a facility management support service to Kitchell clients.
Implements, monitors, and follows policies and procedures designed to improve operations, minimize operating costs, and provide efficient use of labor and materials.
Possesses awareness and understanding of regulatory and compliance requirements for environmental, health and safety programs, OSHA, ADA, ergonomics and other facility related issues. Familiarity with emergency action plans and business recovery programs is preferred. Ensures compliance with OSHA and work place safety regulations and standards.
Interacts professionally with the public, vendors and staff; maintains effective working relationships and works in cooperation with the site management team to effectively meet agency and company objectives.
Manages complex vendor contracts to ensure excellent service and value.
Assists in the preparation of annual budgets, forecasts, management plans, monthly performance and variance reports.
Develop process, standards and procedures for clients.
Roll out and implement Maximo as tools to effectively monitor and report an effectiveness of maintenance work.
Other duties as assigned.
REQUIRED KNOWLEDGE AND SKILLS
Possess considerable knowledge of engineering principles, policies, procedures, plumbing, HVAC, carpentry and electrical systems.
In-depth knowledge of financial terms and principles, required. Ability to forecast and prepare budgets, analyze and prepare financial/business reports.
Excellent communication skills adaptable to varied delivery methods and audiences; be able to convey information succinctly, make effective presentations and deliver professional reports.
Knowledge of Cal OSHA and OSHA occupational safety regulations.
Ability to evaluate building problems and recommend solutions to include cost estimates for the repair.
Ability to read and understand construction, electrical and equipment blueprints and schematics.
Demonstrated organizational, problem solving and common sense skills.
EDUCATION AND EXPERIENCE REQUIRED
Bachelor's degree (BA/BS) from four-year college or university AND at least four years of related experience and/or training, OR a minimum of six to ten years of related experience and/or training without a completed degree.
Knowledge of Maximo and its use in large facilities, CMMS or CAFM system experience.
CFM, FMP or SFP preferred.
While performing the duties of this job, the employee regularly works in a variety of environments including office space and construction areas.
Conditions occasionally include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions and cramped quarters.
The noise level in the work environment is regularly moderate and occasionally loud.
While performing the duties of this job, physical demands may include sitting, standing, lifting, crouching, kneeling, crawling, climbing ladders, exposure to toxic substances, exposure to risk of electrical shock, keyboarding and viewing computer monitor requiring close vision.
Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus.
Must frequently lift and or move 5 pounds and occasionally lift and or move up to 50 pounds.
May require frequent local and occasional overnight travel.
