JOB SUMMARY The purpose of this position is to manage multiple functions of building operations and maintenance of multiple hyper-scale Enterprise Data Centers.
ESSENTIAL DUTIES AND RESPONSIBILITIES - Manages the operations, maintenance, budget, and P&L of multiple facilities in the East region and coordinates with counterparts across the fleet to drive consistency of process.
- Develops and maintains positive relationships with clients. Conducts client meetings, communicates to clients regarding data center operational performance. Communicates to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, operational assessments for regulatory oversight, work order progress reports, and other related reports.
- Functional knowledge of Critical Power and Cooling systems, Fire Life Safety systems while maintaining a safe work environment.
- Experience in creating and reviewing MOPs, SOPs and EOPs
- CMMS system knowledge.
- Experience with SLA and KPI management and reporting.
- Experience creating, and managing to, operational budgets including third-party vendors.
- Manages facilities staff to deliver expected service levels to the client within the prescribed budget.
- Develops policies and procedures to ensure that client contract specifications are fulfilled.
- Prepares presentations to management and client to obtain approval for projects.
- Develops and recommends strategic facility management objectives for clients. Prepares capital project budgets and operating budget reports. Prepares periodic operating budget variance reports.
- Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures comply with local, state, and federal regulations.
- Uses laptop and/or PDA for Work Order system, email, ESS and training.
- Provides formal supervision to geographically disparate individual employees and teams.
- Approves Operations Team's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval.
- Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
- Prepares and delivers performance appraisal for staff.
- Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. EDUCATION and EXPERIENCE High school diploma or general education degree (GED) and a minimum of five years of Data Center Facilities Management experience. Bachelor's degree is desired, with focus on business, technical or management areas. Bachelor of Science in Engineering or Project Management preferred.
CERTIFICATES and/or LICENSES Data Center Facility Management certification preferred. Driver's license may be required.
COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE Requires knowledge of financial terms and principles, including managing OpEx and CapEx budgets. Ability to forecast and prepare budgets using spreadsheets.
Conducts financial/business analysis including the preparation of reports.
REASONING ABILITY Ability to understand workloads of the staff, balancing client demands with the ability get things done safety while maintaining 100% uptime in a data center environment. Ability to balance workloads and client expectations so they do not become overwhelming.
Must also be able to drive creativity of the staff to generate a climate of continuous improvement, increasing resiliency of the client's data centers through design improvement and process improvements.
OTHER SKILLS and ABILITIES Ability to read one-line electrical drawings, understand electrical system sequence of operations during transition from utility to emergency power systems and back.
Understanding of 2N Critical Power Systems and their loading limitations.
Understanding of Data Hall best operational practices, including understanding Data Hall cooling systems, airflow requirements based on I.T. Rack kW loads, understanding of I.T. Rack power limitations up through the PDU, STS and back to the UPS and it's Switchgear.
Knowledge of BAS/EPMS systems and ability to navigate the GUI's, interpret the information, and understand if there are vulnerabilities in the critical power and cooling systems.
Ability to work with the client's Design and Construction teams with onsite FM teams to ensure risk is properly managed during the phasing-in of new Critical Power and Cooling systems.
An additional requirement for this role is the ability to comply with COVID-19 health and safety protocols, including COVID-19 vaccination proof and/or rigorous testing.
