REALTY MANAGEMENT

The Realty Management Division (RMD) plays an integral role in supporting the firm's real estate investing strategy by providing investment and asset management services globally in the real estate market, partnering with other divisions in the firm to deliver results wherever Goldman Sachs has an interest. RMD serves as an extension to revenue divisions by providing services such as sourcing, acquisition, underwriting and due diligence of distressed and performing real estate and loan assets, asset management, portfolio management and disposition across various property types including office, multi-family, retail and hotel. Our division also manages residential loan portfolios and warehouse repo lines across auto, student, and consumer asset classes while providing structure, pricing and collateral analysis support. RESPONSIBILITIES AND QUALIFICATIONS

OVERVIEW

Goldman Sachs is a leading mortgage origination, sales and trading franchise globally, covering the entire breadth of market participants and products. The Residential Structured Finance business mandate includes originating and executing a variety of residential mortgage transactions, such as securitizations on behalf of clients as well as Goldman Sachs, advisory assignments, warehouse and term financing, and whole loan principalling, across the spectrum of products, including non-performing and re-performing loans, prime jumbo loans, investor loans, single family rental, manufactured housing, seconds, HELOCs, and mortgage servicing rights. Residential Mortgages Asset Management (RMAM) is a business unit within the Realty Management Division (RMD) primary supporting the Securities division's Mortgage Loan Trading and Residential Structured Finance desk.

RMAM is responsible for directing and facilitating due diligence (at both the deal and asset levels) for the acquisitions and sales/securitizations of residential loan portfolios, and ensuring completion of transaction closing requirements. Post trade RMAM is responsible for the Asset management and facilitation of the portfolio's strategies and portfolio performance reporting.

Responsibilities

  • Collaborate with Securities division's Mortgage Loan Trading and Investment Banking's Structured Finance desks supporting loan acquisitions, securitization and financing
  • Learn the methodology and mechanics of internal loan pricing models, and be able to apply these models to existing inventory and potential acquisitions
  • Responsible for PCI portfolio and associated mthly analysis and quarterly documentation
  • Calculate and oversee P&L, Historical Rate of Returns, Cash Flow and IRR Projections as well as collateral performance of residential mortgage loans across multiple portfolios
  • Work with Financial Controllers to ensure firm accounting systems reflect Whole Loan Desk P&L expectations, and be able to coordinate, analyze and reconcile variances when required
  • Assist with oversight and management of servicer level expenses including reimbursable and non-reimbursable expenses
  • Manage quantitative analysis surrounding the performance of distressed loan investments, trading profit/loss, and help to apply that back into the acquisition of new assets
  • Work on various stages of potential bids, including but not limited to, normalizing and loading counterparty data to internal databases, analyzing and stratifying pools, collaborating with Trading Desk to determine appropriate modeling assumptions, and, producing bid packets and Investment Memo related to those deals
  • Learn internal Asset Liability Match (ALM) funding, as well as rate hedge strategies with regards to current portfolio characteristics (Size, Coupon, Yield, Duration, Delinquency, etc.)
  • Oversee junior staff in day to day support of the Mortgage Trading

Qualifications

  • 7+ years of experience in Mortgages, Capital Markets and/or Trade Analytics
  • Strong Academic Background - 4 year related Finance, Accounting, Math, or Engineering with a min 3.0 GPA
  • Solid analytical/logical mindset and attention to details
  • Strong interpersonal and communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
  • Must know or be able to learn Microsoft Excel to an advanced level
  • Experience working with large sets of data a plus
  • Technical Skills including SQL, CAS a plus
  • Able to work under tight time constraints and extended hours as required
