Job Description


An integral member of the Real Estate Team, the Real Estate Manager is responsible for the day-to-day oversight and administration of a real estate portfolio consisting of more than 130 retail, office, and distribution properties that comprise nearly 7.0 million square feet across 16 states.

The Real Estate Manager is the primary point-of-contact between Havertys’ Real Estate department and outside property management companies, landlords, and service providers for all real estate asset management and lease administration matters.

Primary Responsibilities:

  • Administration and development of the Corporate asset management and lease administration platform (CoStar Real Estate Manager), including abstraction of legal documents, critical date management, and all database maintenance, user administration, and reporting.
  • Serve as primary liaison with landlords, property managers, and outside service providers for day-to-day and strategic direction for all asset management matters, e.g. property tax representation, operating expense audits, utility expense management/procurement, brokers, appraisers, etc.; additionally, negotiate and administer contracts, manage and maintain professional relationships.
  • Audit, track, and process in accordance with lease terms monthly rent and other billable charges including property taxes, insurance, and common-area maintenance for the real estate portfolio.
  • Liaise and coordinate with Accounting department on all lease accounting matters.
  • Coordination of all new location openings or closings.
  • Review and approve for sign-off by Management and payment by Accounting all outside vendor/contractor invoices and pay applications.
  • Supervise and assist in the training and development of the Real Estate Coordinator (direct report).
  • Assist with special corporate or department projects as needed (e.g. department budget).

Secondary Responsibilities:

  • Provide support to the Senior Vice President, Real Estate pertaining to lease negotiations and modifications, extensions, etc. as well on negotiations for new locations.
  • Provide backup support to the Corporate Facilities Manager with respect to facilities management/maintenance work orders for the real estate portfolio.
  • Work with the Corporate Facilities Manager in the administration and further development of the Corporate facilities management platform (Verisae).
  • Provide backup support for the Corporate Office, responding to employee requests and concerns and coordinating with the building management and ownership.

Job Requirements

Job Requirements:

Education / Experience: minimum four-year business college degree and at least three years related experience or equivalent combination of education and related experience; CPM, MCR, RPA professional designations preferred.

Reading / Language Skills: strong communication skills, both written and verbal; ability to read, analyze, and interpret a variety of legal documents relating to real estate including leases, deeds, easements, estoppels, SNDAs, etc.; ability to interpret general business periodicals, professional journals, technical documents, and government regulations; ability to write reports, business correspondence, and policy/procedure manuals or documents; ability to concisely and effectively present information and respond to questions and provide direction.

Technical Skills: Strong working knowledge of with CoStar Real Estate Manager (or similar Lease Adminstration System), Verisae, Accruent, ServiceChannel, etc. Experience with CMMS (or smilar), Lawson (general ledger) platforms strongly preferred. Strong working knowldege of Office 365, Microsoft Sharepoint, Microsoft Excel.
