Responsibilities

  • Address Operator-Franchisee concerns and any conflicts respective of real property or mall premises
  • Research, address and help resolve issues raised by other organizational stakeholders that are governed by underlying real estate documents pertinent to the real property or mall premises (i.e. CAM dispute, facilities repair, local store marketing violations, reimbursements for site work, etc.)
  • Manage Eminent Domain matters by assessing impact on Chick-fil-A’s site improvements, negotiating compensation for the value of the real property and improvements impacted by the right-of-way project, and coordinate with Facilities Department to restore any on-site improvements
  • Manage land banked properties until site is ready for construction
  • Manage the disposition of any surplus property and/or perform various duties of lease administration, if Chick-fil-A leases any surplus property to a third party
  • Manage any on-going environmental monitoring requirements of existing real property
  • Contribute to Lease Renewal Process and quarterly Regional Asset Management Meetings to advise organizational stakeholders on any legal or property matters impacting the real property or mall premises
  • Contribute to the Special Projects Process by researching title restrictions and coordinating requests with other functional areas within the organization
  • Manage various waiver requests that benefit or burden Chick-fil-A
  • Negotiate modified terms to various legal documents (i.e. Leases, Easements, etc.)
  • Manage and obtain third party approvals

Minimum Qualifications

  • Minimum of a Bachelor’s Degree in Business Management or related field of study

  • Proficiency in window based word processing, spreadsheet applications and database management software

  • General knowledge of investment analysis principles

  • Excellent planning and organizational skills (multi-task oriented)

  • Strong oral and written communication skills

  • Strong negotiation skills
    High level of initiative

  • Understanding, influencing and serving others are important attributes in this position. 

  • The ability to support a positive work environment through effective interpersonal skills

  • Strong desire to continue learning
