Job Summary: The Operations Manager will be responsible for achieving all operational, maintenance and financial goals of a property with less than hundred units.

Job Responsibilities:

  • Maintain overall community

  • Partner with service teams and vendors to ensure the maintenance and repair is completed in a timely manner

  • Leasing apartments

  • Customer satisfaction

  • Compliance with standard operating procedures

  • Budget management

  • Product quality

  • Regularly inspect the grounds, common areas and vacant units

  • Sustains mechanical and cosmetic maintenance and preservation of facility

  • Works with residents to resolve daily issues and investigate complaints

  • Conducts tours of community with prospective brokers and residents to lease apartments

  • Secures leases with prospective residents and renewals with current residents

  • Partner with Construction Services to ensure the quality of redeveloped townhomes

  • Manages property budget to ensure strong financial performance

  • Supervises contract services to ensure quality of product/service

  • Responds to emergency requests from residents in a timely manner

  • Elevated understanding of the sales and service side of the business

Job Qualifications:

  • Excellent organizational and project management skills

  • Ability to plan and organize broker events

  • Demonstrated ability to utilize technology and computer systems

  • Ability to make independent decisions while complying with company standards

  • Ability to utilize sales process to secure leases and renewals with future and prospective residents

  • Demonstrated ability to manage vendors and contractors to ensure delivery of quality product/service

  • Five years demonstrated industry or equivalent experience

  • Associate Degree
