  • Duties and Responsibilities:

  • Under the supervision of the Senior Vice President of Property Management, oversee the Regional Maintenance department and all related tasks and activities.
  • Provide leadership and training, including direct supervision of Regional Maintenance Directors (RMD). Work with the RMD's to properly forecast capital budgets, coordinate maintenance inspections, capital work, training, etc and to assure timely completion of all tasks.
  • National Director of Maintenance shall be responsible for quality and quantity of all RMD staff duties within assigned region(s).
  • Work with Regional Supervisors to assure regional property support as required.
  • Assist in coordinating and negotiating (as required) national contracts, agreements, and programs.
  • Become familiar with and abide by all company policies and procedures as well as the community rules and regulations of all his/her assigned properties.
  • Work with the Property Managers of his/her assigned properties to assess and prioritize the maintenance and personnel requirements to achieve the overall goal of maintaining the specific property in the best possible condition.
  • At all times, work respectfully, collaboratively, and courteously at all times with property and corporate personnel and external consultants and contractors.
  • Assist in the evaluations of current and potential maintenance employees.
  • Provide on-site training as needed to aid maintenance personnel in the most efficient performance of their respective job duties.
  • Arrange relevant training seminars with approved outside services when available.
  • Establish and monitor preventative maintenance procedures for on-site maintenance personnel.
  • Perform periodic inspections of individual property conditions and provide written report to the Property Manager, and Regional Supervisor.
  • Visit properties as necessary to assess conditions, coordinate planning, or review schedules with property staff, RMD's, Regional Supervisors, and VP's.
  • Assist in coordinating purchase of tools, equipment, parts and supplies to assure the best quality and price is obtained.
  • Assist with assessment and documentation of environmental issues. This is to include any and all follow up resulting from and involving environmental issues. Provide information and back up to the property team, as needed, for coordination, oversight and vendor interface.
  • Assist the property teams with the one time and recurring contracts scope of work, vendor negotiation and overall contract support.
  • Assist in the development of "Scopes of Work" for all capital improvement projects on his/her assigned properties. Additionally, the National Director of Maintenance may be responsible for implementation and supervision of capital improvement projects at the request/direction of the Regional Supervisors.
  • Assist Acquisitions with inspections and assessment of prospective redevelopment properties.
  • Provide his/her assigned redevelopment properties with training and assistance necessary to complete budgeted scopes of work.
  • Assist new construction properties with startup procedures and provide all necessary training to ensure units and building are properly delivered to property management from construction.
  • Provide onsite assistance during emergency situations such as fire, flood etc….
  • Work with Property teams to ensure all cost savings measures applicable to the property are implemented. Seeks ways to continually reduce operating expenses including energy, service agreements, third party consultants, and contractor services.
  • Works closely with Fairfield Training and Fairfield Operations to assist in implementing and keeping current all procedures and training tools as related to maintenance staff.
  • Assist the property teams with implementation of all Fairfield policies and procedures.
  • Perform any other task as requested from time to time by the Senior Vice President of Property Management or Property Management Vice President(s).
