Job Description

The role of the Project Manager is to provide effective management of the broadest types of projects DPM engages in focusing on moderate size planning, FF&E, renovation and relocation assignments. The individual will: manage the budgeting, scheduling, design, bidding, construction, selection of furnishings, fixtures and equipment and coordinate relocation requirements for construction, renovation or relocation projects. The Project Managerreports to the Project Executive and/or Sr. Project Manager (onsite) and may be responsible for the training, supervision and daily duties of 1 – 2 Assistant Project Managers while onsite.




Business and Operational Skills:

  • Able to manage competing demands on (2-4) projects of varying size and complexity while performing in a professional manner and maintaining a professional appearance and attitude
  • Ability to handle medium to difficult projects with minimal supervision
  • Review project proposal or plan to determine time frame, funding limitations, procedures, staffing requirements, and allotment of available resources to various phases of project
  • Lead project teams through effective interpersonal skills and a very strong work ethic
  • Familiarity with the Diversified processes and procedures and ability to explain them to others
  • Consistently display and promote a positive and constructive attitude
  • Set an example of loyalty to Diversified Project Management, its employees, and its clients
  • Prepares project reports for management, client, or others (including timelines, budgets, or any other reports requested)

  • Confers with project team to provide technical advice and to resolve problems on site


Business Development:

  • Assist in the development of proposals (review work plan and staffing for each phase of the project)
  • Maintain client satisfaction and promote additional Diversified services while on the project site
  • Professionally represent the company to employees and the vendor and customer community
  • Maintain client satisfaction and promote additional Diversified services within the clients’ organizations
  • Where appropriate, bring in Management team or sales staff to generate proposals for additional services
  • Share industry contacts using Goldmine


Project Implementation:

  • Confers with Project Executive to outline work plan and to assign duties, responsibilities, and scope of authority
  • Confers with Project Executives to review RFPs, responses and contracts
  • Identify the project critical path and effectively prioritize and juggle multiple tasks
  • Review scope of work with client team (review revisions with Project Executive)
  • Directs and coordinates activities of the project team to ensure project progresses on schedule and within prescribed budget
  • Assist Project Executive with Lease Agreement review as requested
  • Insure client requirements, program and design are coordinated
  • Implement and manage project communication, budgets, schedules
  • Track and adhere to budgeted resource time as allocated in the client proposal
  • Set up and manage project implementation meetings and provide timely minutes for the team
  • Develop RFP’s and review all subcontractor proposals
  • Assist Project Executive in implementation of project close out process and overall project performance review




The Project Managerreports directly to the Project Executive on each project. On large project teams the project manager may take direction from a Senior Project Manager as well as the Executive. The Project Manger is responsible for direction and supervision of the activities of the Project Coordinator when they are assigned to a project together. This may include teaching new techniques and or skills as they relate to new project activities. In addition, each PM will be assigned a Project Executive who will serve as their mentor on a consistent basis.

Required Experience


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.


Education and/or Experience:

  • A four yeardegree in building construction, engineering, architecture or a related field or higher
  • Three to seven years of related experience. CAD ability desired and a plus
  • Technical expertise related to construction and/ or corporate relocation sufficient to ensure success in this position
  • Commitment to continuous learning and professional development related to our industry


Language Skills:

  • The Project Manager must be able to express ideas and thoughts clearly and effectively in both written and verbal communication
  • Must exhibit good listening and comprehension skills


Reasoning Ability:    Project Managers are urged to have experience in CAD, be active in various local chapters relative to our field and attend seminars and classes to enhance their ability and performance in the field


Work Environment:  

  • Duties will be carried out both at the client site and at the Diversified Project Management office. Personal transportation to the job site is required. The Project Manager must be able to prioritize and multi task various issues on various accounts. The Project Managersupported by the project team will self manage the activities and time required to complete the project.


Certificates, Licenses, Registrations:  

  • The Project Manager must be able to collect information, analyze and identify issues quickly and should be able to develop alternative solutions for the project team and relate their impact on the project schedule or budget
