Responsibility will include overseeing a portfolio of commercial and industrial owned and leased properties, including facility service activities. The Manager of Global Real Estate will have the ability to influence Energizer’s global, strategic real estate operations and decisions. This position will work closely with several functional groups to develop, refine and execute Energizer’s real estate vision. Responsibility will also include accountability for a real estate P&L and capital budget.


• Development of policies and procedures to align with Global Real Estate standards, financial parameters and strategic objectives
• Set and manage budgets for global offices – both capital expenditures and operating expenses – working closely with finance, including forecasting for multi-year outlook
• Drive cost leadership by establishing savings targets across spend categories and implement plans to achieve those targets
• Provide best practices, direction and guidance to executive leadership on strategies related to facilities management and expansion
• Manage a pipeline of LOIs and lease or acquisition negotiations simultaneously to achieve long term market plan
• Develop and implement a facilities management program to roll-out internationally

Specific Accountabilities

Manage all present and future leased and owned real estate holdings
• Develop and control annual budgets for global real estate portfolio including leases, operating and capital expenses. Forecast plans and prepare monthly performance reports, explaining variances. Engage cross-functionally with local stakeholders.

Direct management of relationship with global real estate broker
• Support all property sales by overseeing due diligence process and monitoring the activity of outside brokers
Oversee, manage and execute all aspects of global real estate lifecycle relocations, restacking, sale and decommission in line with budget and time expectations
• Responsible for recommending and executing on lease renewals, lease restructurings, site relocations and tenant improvement projects
• Coordinate with and manage local commercial real estate brokers on potential opportunities
• Responsible for site selection recommendations for new locations in accordance with market strategy
• Deliver results on negotiations, ensuring terms align with requirements and business and financial needs are achieved
• Work closely with legal to negotiate LOIs and leases
• Manage expectations of cross-functional business partners
• Coordinate demise, tenant improvements and move-ins and move-outs, and "walk-through" spaces with landlords
• Develop critical dates and deadlines for all assignments, maintain transition checklists, communicate deadlines with clients, vendors, and other stakeholders as needed
• Act as primary contact with property owners to ensure that objectives as being met
• Prepare and deliver timely, accurate and complete reports

Provide real estate financial analysis to senior executives and leadership team members
• Responsibility for P&L of USHQ facility
• Evaluate current market trends to determine our buildings’ position and best use
• Research and support recommendations with strong analytics and benchmarks

Required Skills and Experience

• Highly organized, detail oriented, ability to think strategically
• Excellent written and oral communication skills, with demonstrated ability to understand the audience and customer
• Ability to be flexible and quickly adapt to changing direction, manage multiple, competing priorities simultaneously, and meet tight deadlines
• 7+ years of experience in commercial real estate, including no less than 2 years’ experience in large corporate environment, preferably with global responsibility
• Responsibility for P&L
• Bachelor’s Degree required
• Proficient with analytical tools such as Excel

Preferred Skills and Experience

Strong leadership skills, including experience influencing and negotiating at senior levels
Finance Background
      • Advanced financial and analytical skills, including knowledge of operating and capital budget development and              management
      • Ability to complete and review financial analyses and spreadsheets under both cash and GAAP accounting
      • Must have financial acumen and be able to work cross-functionally with our Accounting and Finance teams
Experience in negotiation and leverage in deal making, with a strong ROI and cash flow mindset
Full understanding of economics of various real estate transactions
Ability to manage a global Real Estate P&L and US HQ P&L and explain variances from plan or forecast
Proven self-starter who sets aggressive goals and consistently generates results, and is able to work both independently and collaboratively within a team as projects dictate
