Under direction of management and in collaboration with the Development project team as well as overall GGP team, this position shall coordinate and implement the project planning and design activities associated with all assigned Development and Redevelopment projects.
In conjunction with the Developer, bid outside consultants, establish budgets and project building plans, ensuring successful completion of same. Foster collaboration between all internal and external project team members.
Responsible for handling multiple projects of varying degrees of difficulty. Participate in monthly project forecasts, and cash flow forecasts on each assigned project in accordance with policy and company directions.
Proficient in Proliance utilization, both financial and planning modules.
Responsible for establishing and monitoring the planning professionals, schedules, budgets as well as regularly identifying and updating impacts to all.
Responsible for providing technical and procedural design direction and coordination to Asset Management teams (GM, Operations Manager, Tenant Coordination, etc.) as applicable.
Must review (at 30%, 60% and 90%) design drawings as they progress for cost, feasibility and completeness, as well as assist with management of the design process (and changes) and provide value engineering options.
Timely review and approval of design Change Order Requests, onsite change orders, lien waivers, and pay requests.
Completely review and quantify any changes to the contract scope via bulletins, addendums, or site changes by the architect, engineers, or sub-professionals.
Responsible for implementing and following all department policies and procedures established by the Senior Vice President of Development.
Other task or duties as delegated by the VP, Development.
Coordinate design activities of owners, agencies, department stores, tenants and utility companies in order to assure the desired project schedule, budget and quality are achieved. Responsible for the implementation of any GGP adapted sustainable design initiatives (LEED).
Ensure all construction is performed per design plans, specifications, GGP design criteria and building codes.
Assist Construction Manager to obtain all requiredconstruction permits and Certificate of Occupancy.
Assist in developing prequalified bidders list, review qualifications, solicit bids and award contracts.
Initiate landwork exhibit creation and/or review, in partnership with Developer, Leasing, and Tenant Coordination Project Manager, to establish LL deliverables and base building scope.
Work with TC PM and project architect to provide base building drawings to tenants as needed.
In conjunction with TC PM, identify and resolve conflicts between tenant design and base building scope.

- Bachelor’s Degree in Architecture or related Design field
- Architectural State Registration preferred.
- 4 years experience in practice of Architecture and planning.
- 3 years of construction administration.
- 3 years of experience in retail design and planning.
- Mixed-use design experiencedesired.
