The Executive Director, Real Estate will oversee real estate transactions and the design and build process of UNC Health Care’s off campus portfolio. This position reports to the VP of Real Estate Development, where they will develop and manage the off campus portfolio that supports the business objectives of the organization. They will need to be able to effectively communicate, manage, and influence across multiple different levels in the organization and aide and lead change across the organization. 

Description of Job Duties

Real Estate Strategy 
Work with internal groups to help develop business cases that promote real estate strategy. Manage the site selection, negotiation, design and build of off campus real estate projects. Works with Legal to review all strategic real estate contracts. Compile market data, forecast, budget, and other analysis to support real estate transactions and decision making efforts. Review and make recommendations regarding asset acquisition, leasing, and disposal. Complete a financial analysis to evaluate and recommend different real estate lease options and participate in the evaluation, negotiation, and selection of real estate. Acquire strategic real estate and outsourcing partners to assist the department and organization with managing real estate assets (brokerage firms, consultants, etc.). Ensure accuracy of the corporate real estate asset database and provide key reports and recommendations to senior management for decision making. Oversee lease database and track lease documents managing critical clauses, termination dates, and general lease requirements. Work with the UNCHC’s architects and design firms on the development of clinical and work space design standards and guidelines.

Qualifications

EducationBachelor’s degree in an appropriate discipline.
ExperienceTen (10) years of progressive real estate or negotiation along with experience leading real estate projects through site selection, financial analysis, negotiation, design and build of corporate and medical office buildings.
Preferred Skills/Experience• Familiarity with commercial real estate development processes and regulations from the proposal stage through execution 
• Great people management skills, with an understanding of how to mentor and build talent within a matrixed organization 
• Financial principles and reporting abilities and proficiency in spreadsheet and presentation applications 
• Proven track record of developing, executing and managing real estate strategies that meet corporate objectives
• Deep understanding of real estate and development related processes: strategic sourcing, supply chain management, human capital management, facilities management, location management, lease transaction management, design, construction and project management
• Strong project management skills with experience in organizing, planning and executing projects from design phase through to implementation
• Strong business acumen, organizational skills, analytical skills as well as verbal and written communication skills required
• Ability to thrive in a fast-paced environment with multiple projects and deadlines
