Facility Manager

Location: Edmonton or Calgary, Alberta
Compensation: $90,000 - $110,000 Base Salary + Up to 10% Performance Bonus
Reports To: Vice President of Operations

About the Role

This is a unique opportunity for an experienced operations leader to build and lead Zen's Facility Management & Make-Ready Division.

As Facility Manager, you will oversee maintenance operations, suite turns, preventative maintenance programs, mechanical systems, and operational technology across a large multi-city portfolio. You will play a key role in improving efficiency, reducing vacancy downtime, and building scalable systems that support the company's continued growth.

This role is ideal for someone who enjoys solving complex operational challenges, leading distributed teams, implementing technology, and driving measurable operational results.

Key Responsibilities

Maintenance & Facilities Operations
• Lead maintenance operations across multiple markets and property types.
• Oversee work order management, dispatching, prioritization, and service delivery.
• Develop and implement preventative maintenance programs.
• Manage HVAC, plumbing, electrical, boiler, and mechanical systems across the portfolio.
• Support capital planning, inspections, and compliance initiatives.
• Ensure operational excellence across all maintenance activities and building systems.

Suite Turns & Make-Ready Operations
• Oversee the end-to-end suite turn process across the portfolio.
• Improve turn timelines and operational efficiency.
• Coordinate internal teams and external vendors to ensure timely completion of work.
• Monitor and report on key operational performance metrics.
• Identify opportunities to improve quality, speed, and consistency across all turnover activities.

Technology & Process Improvement
• Evaluate, implement, and optimize maintenance and work order management systems.
• Develop operational dashboards and performance reporting tools.
• Identify opportunities for automation and process improvement.
• Leverage technology and AI tools to improve efficiency and decision-making.
• Support the ongoing evolution of maintenance operations through innovative solutions and best practices.

Leadership
• Lead and develop maintenance technicians and operational support staff.
• Foster a culture of accountability, teamwork, and continuous improvement.
• Support recruitment, onboarding, training, coaching, and performance management initiatives.
• Build strong relationships across departments to support organizational success.

Qualifications
• 7+ years of experience in facilities management, building operations, field service management, maintenance leadership, or a related field.
• Strong knowledge of HVAC, boilers, plumbing, electrical systems, and building operations.
• Experience leading multi-site or geographically dispersed teams.
• Proven ability to improve operational performance through process improvements and technology.
• Strong organizational, problem-solving, and leadership skills.
• Valid driver's license and ability to travel between properties as required.

Preferred Qualifications
• Power Engineering certification (4th or 5th Class).
• HVAC, Refrigeration, or Red Seal Trade certification.
• Experience in multifamily residential, commercial real estate, hospitality, or institutional facilities.
• Experience with maintenance management platforms such as Jobber, Property Meld, or similar systems.
• Experience using AI and automation tools to improve operational workflows.
