Responsible for the strategic and tactical performance of facilities management, building maintenance, fulfillment operations equipment support and security services for all sites. Directs activities including new facility planning and construction as well as any changes to existing facilities.
Ensure fulfillment operations equipment uptime is maintained at optimum levels.
Develop and maintain a spare parts inventory system and preventive maintenance program that allows the fulfillment operation to meet customer demands and maintain a best in class cost structure.
Develop and manage the facilities operating budget including utilities, security, housekeeping, maintenance and repair and facilities upkeep.
Staff development of the next generation of leaders, with an emphasis on building bench strength and succession planning – a critical aspect of the Director’s responsibilities.
Proactively manage team and individual performance of direct and indirect reports at all levels within areas of responsibility. Work with Site Human Resources in preparing talent development and performance improvement plans. Effectively coach, counsel and if necessary exercise positive discipline techniques to redirect performance.
Work closely with divisional leaders on business growth to anticipate current and future facility and equipment modifications required to maintain cost effective operations and remain within building codes and OSHA requirements.
Recommend and manage capital projects; in some cases, may directly manage large scale projects.
Responsible for the development and implementation of documented standard operating procedures (SOPs) for maintenance and security, as well as SOPs for the overall day-to-day operation of each facility.
Evaluate new business acquisitions for synergies with existing facilities and capacity planning. Manages office and fulfillment center capacity planning at multiple sites.
Work closely with Operations, Engineering Services, IT and other departments to enhance the customer experience through improved efficiencies and process improvements.
Ensures compliance with all applicable safety and environmental regulations affecting new and existing equipment, offices, building and grounds. Works closely with Corporate Health and Safety to align strategies and outcomes.
Responsible for managing contracts with vendors and contractors. Solicits RFPs and negotiates contracts that ensure cost competitiveness and high level of service.
Oversee the performance of contract services, e.g., security, grounds maintenance, and housekeeping.
Makes sure that adequate security measures are in place to protect associates and company property, and that up-to-date training is given to contracted security personnel.
May perform special projects as assigned by the EVP, Operations.
Must travel to other company sites in fulfilling the responsibilities outlined above for up to 6 – 10 overnight trips per year.
Bachelor’s degree in an Engineering discipline.
15 or more years of progressively responsible experience in the Engineering field, with 8+ years managing professional and management associates.
Experience with maintaining highly automated conveyor and sortation systems involving PLC and computer based control systems in a large scale fulfillment and/or manufacturing operation.
Experience with maintaining all facility functions in a large scale facility with warehouse and office including HVAC, electrical systems, sprinkler systems, gas, water, etc.
Experience with facility management of large telemarketing facility is a plus.
Proven leadership in directing and managing industrial maintenance teams (mechanical, electrical, electronic).
Experience managing small to large-scale capital projects.
Working knowledge of OSHA standards, applicable environmental regulations and building codes.
Experience in negotiating and managing contracts with vendors and contractors.
Previous experience managing security functions and/or contract security services would be a plus.
Excellent written and verbal communication skills.
Interpersonal and relationship skills with all levels of the organization, i.e., from the floor to the C-suite.
Proven team builder with a track record of identifying and growing talent.
Intermediate-to-advanced skills in using Microsoft Office applications (Excel, Word, PowerPoint, Access).
Working knowledge of CAD, CMMS and Energy Management Systems.
