Job Description

Ryan Companies US, Inc. has an immediate career opportunity for Development Manager in our Phoenix office. The main responsibility of this position is to support the real estate development team in the execution and delivery of Ryan-owned development projects.

The position is on the multifamily apartment and senior living development team and the role will specifically focus on design oversight, construction management and owner representation duties. This new member of the real estate development team will act as the liaison between development, our third-party operators, and our in-house construction and design teams as well as external design consultants, furniture vendors and other related partners/customers. The right fit for this role will have the ability to read and interpret design documents, constructioncontracts, and possess strong communication skills and be detail oriented.

Specific responsibilities include:

  • Assess new development sites with the real estate team and work collaboratively on development vision and execution
  • Work with the development team on current developments by managing site and project design efforts while collaborating with Ryan construction and design team members as well as external design team members
  • Recommend and ensure smooth transition of design team on each new project
  • Participate in owner-architect-construction meetings during the design and construction stages.
  • Integrate with lead construction project manager and ensure efficient project delivery ensuring projects are delivered on-time and on budget
  • Manage quality control measures on projects to ensure a high quality finished product and apply lessons learned to future projects
  • Track project contingency log
  • Approve monthly Pay Applications and Draws for each project
  • Identify upgrade opportunities for projects to improve quality and lease-ability of end product
  • Communicate with institutional equity partners in person, on weekly calls and through monthly reporting
  • Integrate with the third party operator/management company of the project to ensure delivery of an asset that meets efficient operational goals
  • Develop strong external relationships with third party consultants, design consultants, governmental agencies and senior living operators and investors
  • Assist interior design team in the procurement of furniture, fixtures, and equipment for the project
  • Travel to project properties during construction to represent ownership to ensure a successful delivery. Current target markets are Phoenix, Denver and Seattle. Light to moderate travel will be required in some projects

Successful candidates will have at least 5 years of experience in design, construction or development project management. Strong relationship-building and relationship-management skills with both internal and external customers. Self-directed and motivated, organized, ethical, high personal standards, assertive and candid. Ability and willingness to work long hours (nights and weekends) and travel when required. A Bachelor’s degree in real estate, construction, or business-related field is required.
