The Computerized Maintenance Management System Manager (CMMS) Manager will serve as the liaison between the teams in the field and the technology with the Facility Partner managing the designated CMMS platform. The position requires leadership within CMMS both assisting in the development of client goals and implementing these goals as well as oversight of the data and training of teams to perfrom at the necessary levels.
Responsible for achieving clients' CMMS high level goals such as:
CMMS Implementation across the entire portfolio
Effective Equipment Life Cycle Management
Improved asset information and maintenance history
Equipment reliability improvement
Manages the CMMS to established performance metrics in the area of work order compliance, such as response time, completion time, overall completion percentage, etc. in accordance with account and/or internal metrics.
Documents in the maintenance work order system and reports to client as appropriate to agreed upon reporting requirements.
Works directly with the field to optimize calendar based and condition based maintenance
Ensures that the Preventive Maintenance (PM) program meets industry standards, client specified parameters and client best practices
Drives process improvements through implementing the results of self-generated audits and implementation of industry leading maintenance practices
Institute and lead management routines to ensure CMMS related goals and objectives are met by greater engineering team
Optimizes mobile technician workload through detailed analysis of routes, workload, skillset and geography
Responds to client inquires and complaints.
Ensures timely and quality service delivery to clients.
Follows up with clients to ensure customer satisfaction.
Manages a program to ensure that the facility assets are contiually kept up to date within the CMMS and that best practices in maintenance management are deployed in cooperation with the engineering group
Maintain an excellent working knowledge of the designated CMMS platform
Manage CMMS hardware and software implementation processes on all added client portfolios
Oversee the quality of the CBRE data in the CMMS; establish and execute an auditing system that supports meeting the goals and objectives
Assist the CBRE Supply Chain Management team in their efforts to standardize equipment maintenance contracts and achieve cost savings through the implementation of strategic maintenance programs
Assist the Chief Engineers with technical issues related to the CMMS including but not limited to: training and on-boarding new users; establishing and retiring assets and PM schedules
Ensure that CBRE continues to maximize the functionality of the designated CMMS
Use knowledge of clients established engineering guidelines, processes, and procedures to help enhance the functionality of the CMMS
Limited travel is required in this position
REQUIRED SKILLS, KNOWLEDGE, ABILITIES
Bachelor's degree or equivalent education and experience
5 or more years critical facilities maintenance management experience (or equivalent) with demonstrated ability to exercise proper judgment
5 or more years working with a CMMS
Ability to productively work independently and as an overall integral team member in a dynamic environment focusing on planned and unplanned tasks and quickly shifting priorities
Ability to draw conclusions from data and experience completing ad hoc analysis
Demonstrated experience managing administrative/data management projects
Strong interpersonal skills and problem solving ability
Excellent verbal/written communication and presentation skills
Proven record of providing excellent internal and external customer service
Advanced knowledge of Microsoft Excel and ability to analyze data. Proficient in basic computer applications and software including MS Office applications.
