JOB SUMMARYThis position is the ADA subject matter expert on the assigned client account. Responsible for partnering with Facility Management Project Managers, vendors, consultants and contractors for due diligence and implementation of all ADA projects within facility maintenance capital projects on the client account.
The ADA Project Manager will be responsible for managing, directing and coordinating compliance with the Americans with Disabilities Act (ADA) and applicable State and Municipal accessibility codes for a single client.
Emphasis of the work is on assuring accessibility compliance, developing related policies and procedures to support ADA compliance, monitoring ADA compliance activities, overseeing required maintenance/capital improvements to comply with ADA, coordinating ADA accommodation issues with client’s Corporate ADA Compliance Manager, as well as educating Corporate Real Estate personnel on compliance with ADA guidelines.
ESSENTIAL DUTIES AND RESPONSIBILITIESDemonstrates capability to read, understand and apply standards to moderately complex documents affecting real estate projects, including but not limited to: agreements/contracts, work letters, project charters, surveys and drawings.
Understands requirements of Federal, state and local laws related to individuals with disabilities, specifically as these regulations impact the built environment.
Interfaces directly with clients to define ADA program and project specific requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
Directs ADA long-range capital improvement plan to meet client and programmatic goals. Collects, organizes and analyzes data on accessibility issues utilizing web based database.
Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.
Implements project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
Demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

SUPERVISORY RESPONSIBILITIESManages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.
Provides informal assistance such as technical guidance, and/or training to coworkers.
Manages internal and external relationships in support of program; will contract and manage vendors in support of managing the program goals and objectives.
EDUCATION and EXPERIENCE Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum four years of related experience and/or training.
